ACQUISITION: Basis Industrial buys Tampa, FL metro area portfolio for $60M. Basis Industrial has acquired a portfolio of 5 business parks in the Tampa, Florida area. The portfolio, which totals 472,512 SF, is comprised of 4 flex-industrial park plus 1 single-story office property. The Basis deal team was led by Anthony Scavo. Ryan Vaught, Jimmy Ullrich, Robyn Hurrell, Michael Macchia, Paul Carr, and Todd Tolbert with Colliers represented the seller, Birtcher Anderson & Davis, in the deal. The properties in the portfolio are:
Bryan Dairy Business Park — 7201-7243 Bryan Dairy Road in Largo (102,166 SF)
Cross Bayou — 11701 South Belcher Road in Largo (58,088 SF)
Icot Business Park — 13921-13923 Icot Boulevard and 13830-13922 North 58th Street in Clearwater (88,389 SF)
Starkey Center I and II — 12345 and 12505 Starkey Road in Largo (102,652 SF)
Turtle Creek — 4900-4914 Creekside Drive in Clearwater (121,217 SF)

ACQUISITION: MCA Realty buys San Francisco, CA small bay park for $10.84M. MCA Realty has acquired 1555 Burke Avenue in San Francisco, California. The property features a 40,000 SF multi-tenant industrial facility with 16 units. The MCA deal team included Jason Neiger and Michael Mullahey. Jim Farris with Mosser Capital represented MCA in the transaction, while Karl Hansen with CBRE represented the seller.

DISPOSITION: BA&D/Belay sell SoCal small bay facility for $7.425M. Birtcher Anderson & Davis (BA&D) and Belay Investment Group have sold Foothill Business Park, located at 6621-6631 North Calle Eva Miranda in Irwindale, California. The 100% leased property features 30,907 SF of multi-tenant industrial space. The BA&D deal team was led by Daniel Karcher, while Eliza Bailey led the Belay deal team. Anthony DeLorenzo, Mark Shaffer, and Barbara Perrier with CBRE facilitated the transaction.

ACQUISITION: Palladius/Unilev buy shallow bay park in Chicago, IL metro area. Palladius Capital Management and partners Unilev Capital have acquired Old Willow Industrial Complex, located at 1440 Paddock Drive in Northbrook, Illinois. The property features 12 multi-tenant industrial buildings for a total of 60,721, as well as a 1.75 acre truck parking lot. Nitin Chexal led the Palladius deal team. The Unilev deal team included Ian Konowitch, Peter Berges, and Raymond Levy. Jeff Sause with JLL represented the buyers in the transaction, while Newmark’s Peter Harwood, James Postweiler, and Derek Fohl represented the seller.

LEASE SIGNED: Stream Realty leases shallow bay unit in Houston, TX. Stream Realty Partners has facilitated the leasing of 24,000 SF at 5250 North Sam Houston Parkway West in Houston, Texas. Garret Geaccone with Stream represented the landlord, Prologis, in the deal. JLL’s Joe Berwick represented the tenant, Allied Plastic Supply.
