ACQUISITION: Sword Industrial buys Sacramento small bay park for $17.55M. Sword Industrial Partners has acquired Expo Centre, located at 1767-1791 Tribute Road in Sacramento, California. The property features 7 buildings totaling 121,816 SF on 7.7 acres. Sword Industrial is a newly launched investment platform from MAG Capital Partners and led by Scott Word. Rebecca Perlmutter with CBRE represented the seller, BKM Capital Partners, in the sale. Matt Susac and Todd Sanfilippo with CBRE will be marketing the property for lease.

ACQUISITION: Seyon buys light industrial building in Greater Boston for $7.1M. Seyon Group has acquired 40 Hudson Road in Canton, Massachusetts. The property features a 39,687 SF light industrial building. The seller was JP Capital Management. The Seyon deal team included Mike Baldwin. Harrison Klein with Marcus & Millichap represented Seyon in the transaction.

ACQUISITION: Dunleer buys small bay portfolio in Los Angeles for $5.03M. Dunleer has acquired 3312-3314 and 3318 Burton Avenue in Burbank, California. The 2-building portfolio totals 17,726 SF and is adjacent to the Hollywood Burbank Airport. The Dunleer deal team was led by BJ Turner. Chad Gahr and David Young with NAI Capital Commercial represented Dunleer in the transaction. Mike Maniscalchi with Systems Real Estate represented the seller.

LEASE SIGNED: King leases midbay industrial space in Atlanta, GA. King Industrial Realty has facilitated the leasing of 54,757 SF of industrial space at 5245 Westgate Drive in Atlanta, Georgia. With this transaction, the building, which comprises 70,777 SF, is 100% leased. Wilson Covington and Randall Bryan with King represented the owner, GID Industrial, in the transaction. The GID deal team was led by Matthew Zimmerman and William Perry. Ming Zhou with KW Commercial represented the tenant.

FINANCING: Marcus & Millichap closes $5M refi for small bay park in Colorado. Marcus & Millichap Capital Corp. (MMCC) has facilitated a $5M cash-out refinance loan for Mount View Business Park, located at 20, 30, 40, 50, 80, and 90 Mount View Lane in Colorado Springs, Colorado. The 6-building multi-tenant property totals 93,800 SF. Phillip Gause with MMCC facilitated the 5-year loan on behalf of the owner, a family office based on the West Coast.
