ACQUISITION: Faropoint buys Inland Empire small bay portfolio for $63.6M. Faropoint has acquired a multi-tenant industrial portfolio consisting of 12580 East Philadelphia Street, 2260 South Archibald Avenue, and 1920 and 1930 South Rochester Avenue in Ontario, California. The 4-building portfolio totals 243,394 SF and is currently 97.6% leased to 29 tenants. The Faropoint deal team included Harold Levy, Zev Fagan, and Ohad Porat.

DISPOSITION: CushWake sells shallow bay park in DC metro area for $38M. Cushman & Wakefield | Thalhimer has brokered the sale of 11001, 10934, and 11200 Houser Drive and 230 Industrial Drive in Fredericksburg, Virginia. The 4-building multi-tenant portfolio is part of Four Mile Fork Industrial Park and totals 221,000 SF. The buyer was Longwood Owner LLC. Virgil Nelson with CushWake | Thalhimer represented the seller, Longwood Holdings LLC.

DISPOSITION: Vivo RE Group sells small bay in Miami, FL area for $2.9M. Vivo Real Estate Group has brokered the sale of 1700 West 8th Avenue in Hialeah, Florida. The property features a 12,060 SF industrial building. Juliano Lopez and Rene Vivo with Vivo RE Group represented the seller, while Giovanni Gregory Gonzalez with RE/MAX Advance Realty represented the buyer.

LEASE SIGNED: Colliers fully leases flex industrial project in Greer, SC. Colliers has now 100% leased Pelham Crossing, a flex industrial project located at 2740 and 2750 South Highway 14 in Greer, South Carolina. The 2-building multi-tenant property totals 95,040 SF and is owned by Greenberg Gibbons. The Colliers deal team included Drake Scott, John Montgomery, Dillon Swayngim, Brockton Hall, and Garrett Scott. The Greenberg Gibbons deal team included Alex Laperouse, Conor Devlin, and Drew Thigpen.
FUNDRAISING: Stoic Equity Partners launches $15M investment fund. Stoic Equity Partners has launched SEP Industrial Holdings II LLC. The 506(c) private placement investment fund seeks to raise $15M to acquire value-add multi-tenant flex industrial properties in the Southeastern US. The firm plans to build a portfolio that will achieve an internal rate of return of 15% during a 4- to 6-year hold period. Jeremy Friedman and Grant Reaves lead the Stoic team.
