DISPOSITION: KSR sells shallow bay in Atlanta metro for $10.3M. Kassin Sabbagh Realty (KSR) has facilitated the sale of 2975 Northwoods Parkway in Norcross, Georgia. The property features an 86,000 SF industrial building. The seller was JM Warehouse, and the buyer was Foxfield LLC. Isaac Setton and David Warren led the KSR deal team.

ACQUISITION: Kidder Mathews brokers sale of Sacramento-area small bay facility for $7.5M. Kidder Mathews has facilitated the acquisition of 2660-2668 Mercantile Drive in Rancho Cordova, California. The property features 3 multi-tenant industrial buildings totaling 57,600 SF. Peter Winterling with Kidder Mathews, along with Newmark’s Louis Jones, represented the buyer in the transaction. Mike Luca and Dominic Smith with JLL represented the seller, Sunrise Business Center I LLC, in the off-market transaction.

DISPOSITION: Somerset Properties sells Georgia-area shallow bay portfolio. Somerset Properties has sold 4350 and 4570 River Green Parkway in Duluth, Georgia. The 2-building portfolio totals 90,088 SF. Somerset acquired the assets in 2022 as part of a 9-building off-market transaction. The Somserset deal team included Armen Melikian, Mark White, Jennifer Pancoast Wierman, Jim Sundahl, Bill Berry, Andrea Miller, Kathleen Hasson Christy, and Jamie Keebler.

ACQUISITION: CrestBay buys shallow bay asset in Coral Springs, FL. CrestBay has acquired 4300 Northwest 124th Avenue in Coral Springs, Florida. The property features a 30,934 SF single-tenant shallow bay facility. Jacob Rosen and Vadim Greenberg led the CrestBay deal team in the off-market transaction.

LEASE SIGNED: SVN Desert Commercial Advisors leases flex-industrial in Phoenix area. SVN Desert Commercial Advisors has facilitated the leasing of 16035 North 80th Street, Suite F, in Scottsdale, Arizona. The flex-industrial suite features 1,953 SF of industrial space. Justin Horowitz, Richard Lewis, and Sean Alderman led the SVN deal team.

FINANCING: CushWake arranges loan for spec small bay project in Twin Cities area. Cushman & Wakefield has assisted with construction financing for a Class A small-bay speculative industrial project located off I-94 in Woodbury, Minnesota. When complete, the project, I-94 & Manning Business Center, will total 125,000 SF. Adam Hoffman, Avery Ticer, and Dan Phoel with CushWake’s Capital Markets team arranged the financing on behalf of Crossroads Properties.
