Basis buys shallow bay portfolio

ACQUISITION: Basis Industrial buys shallow bay portfolio in Southeast for $144.6M. Basis Industrial, in partnership with One Investment Management, has acquired a portfolio of shallow bay assets in the Atlanta and Orlando metro areas totaling 839,001 SF. The acquisition marks Basis’s entry into the Atlanta market. The seller was Albany Road Real Estate Partners, led by Luke Colbert. Anthony Scavo led the Basis Industrial deal team. Mo Beler, Jonathan Paine, Cory Elbaum, Jackson Irwin, Aaron Appel, Jonathan Schwartz, and Michael Brown with Walker & Dunlop assisted with financing the deal. The properties in the portfolio are:

  • Breckinridge Shallow Bay Portfolio, located at 2825-3355 Breckinridge Boulevard in Duluth, Georgia — 558,074 SF

  • Lake Point Business Park, located at 6200-6360 Hazeltine National Drive in Orlando, Florida — 134,389 SF

  • Challenger South I and II, located at 12600 and 12612 Challenger Parkway in Orlando, Florida — 147,000 SF

GGP sells NC shallow bay portfolio

DISPOSITION: Greenberg Gibbons Properties completes round-trip of NC shallow bay assets. Greenberg Gibbons Properties, one of the US’s fastest ground-up shallow bay development firms, has round-tripped a portion of its Carolinas portfolio to Rockpoint. The disposition encompasses a total of 279,507 SF across 6 buildings in 2 North Carolina locations: the Garner Commerce Center (3 buildings totaling 128,006 SF) in the Raleigh-Durham market and the I-77 Commerce Center (3 buildings totaling 151,501 SF) in Charlotte. Alex Laperouse led the Greenberg Gibbons Properties deal team in the transaction.

Circle buys Houston small bay park

ACQUISITION: Circle Industrial buys small bay business center in Houston. Circle Industrial has acquired Westpark Business Center, located at 3912-3938 Dunvale Road and 8626-8708 Westpark Drive in Houston, Texas. The property features 3 multi-tenant small bay industrial buildings. The Circle Industrial deal team included Rob Mullahey and Rene Franco. Trent Agnew, Charlie Strauss, Lance Young, and Brooke Petzold with JLL facilitated the transaction.

Faropoint buys NJ shallow bay

ACQUISITION: Faropoint buys shallow bay portfolio in Rockaway Township, NJ. Faropoint has acquired 200 and 300 Roundhill Drive in Rockaway Township, New Jersey. The portfolio features 2 multi-tenant shallow bay industrial buildings totaling 72,908 SF. Itay Ron, Orry Michael, and Matthew Bernstein led the Faropoint deal team. Jason Lundy, Nick Stefans, and Luke Ceccoli with JLL facilitated the transaction.

GIG buys FL small bay

ACQUISITION: Gramercy Investment Group buys small bay asset in Palm Harbor, FL. Gramercy Investment Group has acquired 305 Bear Ridge Circle in Palm Harbor, Florida. The property features a 15,600 SF small bay industrial facility. Avidan Baum led the Gramercy Investment Group deal team. James Defusto with Marcus & Millichap facilitated the transaction.

Colliers leases NV small bay

LEASE SIGNED: Colliers leases small bay facility in Reno, NV, metro. Colliers has facilitated the leasing of 2 small bay units totaling 9,600 SF at 1105-1165 Marietta Way in Sparks, Nevada. Steve Kucera and Makenna Backstrom with Colliers represented the landlord, IRG, in the transaction.
