PARTNERSHIP: CanTex Capital announces sale of majority interest in DFW shallow bay portfolio. CanTex Capital has announced that Partners Group, along with a New York-based global investor, has acquired a majority interest in a shallow bay industrial portfolio in the Dallas-Fort Worth metroplex. The portfolio includes 20 assets totaling roughly 1.3M SF across 61 AC. “We are thrilled to welcome our new partners, whose investment is a testament to the strength of the portfolio,” CanTex CEO Romy Cheema said. “We look forward to partnering with CanTex… on this portfolio to capitalize on the continued market opportunity in Texas,” Partners Group Managing Director Joe Chien said.

ACQUISITION: Lucern Capital Partners buys DC area small bay park for $8.1M. Lucern Capital Partners has acquired Kirby Industrial Park, located at 5822-5838 Kirby Road in Clinton, Maryland. The property features several multi-tenant buildings totaling 75,407 SF. Frank Forte led the Lucern Capital Partners deal team in the transaction.

ACQUISITION: APEX Capital Realty brokers $4.3M sale of small bay facility in Miami. APEX Capital Realty has completed the sale of 18505 Southwest 104th Avenue in Miami, Florida. The property features a 21,101 SF value-add small bay industrial facility. Yoni Sunshine with APEX Capital Realty deal team represented the buyer, Harbor Equity Partners, in the off-market transaction. Zalmy Shapiro and Joel Lusky led the Harbor Equity Partners deal team. The seller was Pombal Inc.

ACQUISITION: Partners brokers sale of small bay asset in Atlanta metro area. Partners has facilitated the sale of 12 Felton Place in Cartersville, Georgia. The property features a 9,418 SF multi-tenant small bay industrial facility. Mason Bierster with Partners represented the buyer in the transaction. Devan Posey with Seyhill Real Estate Advisors represented the seller.

DISPOSITION: Cushman & Wakefield sells industrial asset in Los Angeles. Cushman & Wakefield has facilitated the sale of 5901 Triumph Street in Commerce, California. The property features a 40,210 SF Class A single-tenant industrial building. The buyer was Stonelake Capital Partners, led by Travis Eickenhorst and Hayden Fronterhouse. Matthew Leupold, Jeff Chiate, Rick Ellison, and Aubrie Monahan with Cushman & Wakefield represented the sellers, Clarion Partners and 9th Street Partners, in the transaction.

LEASE SIGNED: SVN Desert Commercial Advisors leases Phoenix small bay. SVN Desert Commercial Advisors has facilitated the leasing of 1826 West Sahuaro Drive, Suite 6-7, in Phoenix, Arizona. The units feature 4,950 SF of industrial space in the North Phoenix submarket. Elijah Stephens and Jonathan Levy led the SVN deal team in the transaction.
