ACQUISITION: Adler RE Partners buys Charlotte, NC industrial park for $25.5M. Adler Real Estate Partners has acquired Harris Ridge Business Park, located at 6125 and 6135 Lakeview Road in Charlotte, North Carolina. The 2-building industrial park totals 160,355 SF of small bay warehouse and office space and was 59% leased at the time of the transaction. Dunn Mileham, David Morris, Eric Jennings, and Bill Wood with Trinity Partners represented the seller, Hamilton EQ, in the transaction and are currently marketing the property for lease.

Investors sell Miami small bay portfolio

DISPOSITION: Investors sell small bay portfolio in Miami area for $22.75M. The principals of Sime Realty Corp. have sold a 3-property portfolio in Medley, Florida. The portfolio totals roughly 90,000 SF of industrial space. Scott Sime and Belinda Sime represented themselves in the deal. Raul Pino and Pablo Vignolo with Hype Real Estate Group represented the buyer, WREV Industrial 1 Holdco LLC, which was led by Tyler Workman. The properties in the portfolio were:

6409-6435 Northwest 82nd Avenue — 23,329 SF
7460-7510 Northwest 82nd Street — 26,524 SF
7361-7391 Northwest 78th Street — 39,384 SF

ACQUISITION: BKM buys shallow bay facility in Seattle metro area for $17.7M. BKM Capital Partners has acquired Olympic Industrial Park, located at 19111 Des Moines Memorial Drive in SeaTac, Washington. The multi-tenant industrial property features 6 units totaling 74,783 SF and was 77% leased at the time of the transaction. Brett Turner and Brian Malliet led the BKM deal team.

Hersh Equity buys Florida small bay portfolio

ACQUISITION: Hersh Equity Group buys South Florida portfolio for $16.85M. Hersh Equity Group (HEG) has acquired an 8-building, 118,500 SF portfolio comprised of 3904 and 3908 Northwest 32nd Avenue in Miami, as well as 6 buildings on Southeast Huffman Road and Southeast Village Green Drive in Port St. Lucie, Florida. The portfolio includes roughly 70 units leased to 50 tenants. Juda Hersh and Corey Schwartz led the HEG deal team. Sean Silverbrook with BEB Capital provided the financing for the off-market transaction, while Adam Weiss with Weiss Law served as the transactional attorney.

FINANCING: Rhine closes $13.5M loan for multi-tenant property in Michigan. Rhine Legacy Capital has closed an acquisition loan for 1300 Falahee Road in Jackson, Michigan. The multi-tenant industrial property features 18 units totaling 764,000 SF. Samuel Kwadrat led the Rhine deal team.
