ACQUISITION: Bluecrest Capital Advisors buys business park in Jacksonville, FL, for $28.15M. Bluecrest Capital Advisors has acquired Cypress Point Business Park, located at 8099 Nations Way in Jacksonville, Florida. The property features 4 office buildings totaling 146,5000 SF and 2 light industrial buildings totaling 80,000 SF. Bluecrest plans to gradually reposition the property as small bay industrial. Scott Porter led the Bluecrest deal team. Philip Rachels with CBRE secured the debt financing for the transaction from First Horizon Bank. Robbie McEwan and Jesse Jones with JLL represented the seller, Viking Partners.

ACQUISITION: Bayview Partners enters US market with small bay buy in Dallas. Bayview Partners has acquired 3517-3557 Miller Park Drive in Dallas, Texas. The property features a multi-tenant small bay industrial facility totaling 32,775 SF and marks the Montreal-based firm’s 1st US acquisition. Aidan Strasser and Cedric Kessous led the Bayview Partners deal team. Stewart Fuller with NAI Robert Lynn, along with Davis Sheffield, and Warren Hitchcock with Northmarq, facilitated the transaction.

DISPOSITION: Metal Investments sells facility in Charleston for $4.5M. Metal Investments has sold 7384-7392 Industry Drive in North Charleston, South Carolina. The property features a 19,500 SF industrial building that was formerly a multi-tenant small bay facility when Metal acquired it in 2023 for $2.1M. Metal marked to market and converted it to single tenant. Pearce Vogler led the Metal Investments deal team. Austin Marsh and Stratton Greig with Sands Investment Group represented Metal in the all-cash transaction.

DISPOSITION: Built World Advisors sells Miami-area small bay 2-pack for $4.5M. Built World Advisors has facilitated the sale of 3790 and 3900 East 10th Court in Hialeah, Florida. The portfolio consists of 2 adjacent warehouses totaling 29,890 SF. The buyer was Highline Real Estate Capital, led by David Moret. Ben Hoffman and Felipe Azenha led the Built World Advisors deal team.

LEASE SIGNED: BCCRE leases small bay space in San Jose, CA. Bishop Clancy Commercial (BCCRE) has facilitated the leasing of 1,728 SF at 2556 Seaboard Avenue in San Jose, California. The transaction took only 6 days from listing to signed lease. Jacob Sanchez and David Clancy with BCCRE represented the landlord in the transaction.

GROUNDBREAKING: Doors & Spaces breaks ground on small bay project in Atlantic Co., NJ. Doors & Spaces Industrial has begun construction on a 30,000 SF project at 108 East Parkway Drive in Egg Harbor Township, New Jersey. The facility will feature 19 industrial bays with an average size of 1,500 SF. First Bank provided construction financing for the project. Delivery is expected by spring 2027. Brian Whitmer and Lucas Quinn lead the Doors & Spaces team.
