ACQUISITION: Forge RE Partners makes 1st acquisition with small bay portfolio in Charlotte metro area. Forge Real Estate Partners has acquired Gastonia Business Park, located at 1838-1858 Chespark Drive in Gastonia, North Carolina. The small bay portfolio features 7 fully leased multi-tenant buildings totaling 50,000 SF. Ben Douglas led the Forge RE Partners deal team.

DISPOSITION: JLL sells shallow bay asset in Houston, TX. JLL has facilitated the sale of 8300 Telephone Road in Houston, Texas. The property features a Class B shallow bay industrial building totaling 109,096 SF and currently leased to 2 tenants. The sellers were Birtcher Anderson & Davis and Trinity, and the buyer was the Meniscus Group. The JLL deal team included Trent Agnew, Lance Young, and Dawson Hastings.

DISPOSITION: Newmark sells shallow bay facility in Austin, TX. Newmark has facilitated the sale of 2124 East St. Elmo Road in Austin, Texas. The property features a 75,600 SF shallow bay building. The Newmark deal team included Joshua Villarreal, Dom Espinosa, Dustin Volz, Stephen Bailey, Zach Riebe, Chloie Mercer, Walker Lunsford, Caroline Wilson, and Jenna Butcher.

ACQUISITION: MORVAY buys small bay industrial facility in Philadelphia. MORVAY Holdings has acquired 3353 Richmond Street in Philadelphia, Pennsylvania. The property features a 56,000 SF industrial building. David Rottenberg, George Isham, and William Gerlin led the MORVAY deal team.

DISPOSITION: Metz Industrial Group sells small bay warehouse in Roselle, NJ. The Metz Industrial Group (MIG) of Bussell Realty has facilitated the sale of 300 Cox Street in Roselle, New Jersey. The property features a 15,996 SF industrial property. Jordan Metz, Benito Abbate, and James Friel represented both the buyer, Sun Tees Inc., and the seller, AHM Cox Real Estate LLC, in the transaction.

LEASE SIGNED: Cushman & Wakefield leases small bay space in Des Moines metro area. Cushman & Wakefield has facilitated the leasing of Suite 2 at 5421 Northwest Beaver Drive in Johnston, Iowa. The suite features 2,400 SF of industrial space. Alec Wilcox and Corey Sedrel with CushWake represented the landlord in the transaction.
