Cushman & Wakefield has sold a portfolio of 8 small bay industrial buildings totaling 467,243 SF in the Chicago metro area. The CushWake deal team included Adam Tyler, Mike Tenteris, Jim Carpenter, Megan Barker, Dan Cooney, Kristen Allen, Jackson Goldman, Logan Haley, and Victoria Jamrozik. ACQUISITION: Lee & Associates brokers $8.35M sale of small bay park in Carlsbad, CA. The Williams Roth Group of Lee & Associates has facilitated the off-market sale of 2101 and 2131 Las Palmas Drive in Carlsbad, California. The property features 2 buildings totaling 29,373 SF and offering 14 units averaging 2,100 SF. Rusty Williams, Chris Roth, and Jake Rubendall of Lee & Associates represented the buyer, Gildred Companies.

ACQUISITION: Rycore Capital buys small bay industrial park in North Houston. Rycore Capital has acquired Kuykendahl Business Center, located at 16920 Kuykendahl Road in Houston, Texas. The property features a multi-tenant small bay industrial park totaling 87,600 SF. Chris Bergersen, Parker Lund, Sydney Wright, and Colton Collins led the Rycore deal team. Norman Hord and Garett Hagendorf with SouthState Bank provided acquisition financing. Adrienne Collins with Porter Hedges and Michael Navarro with Munsch Hardt Kopf & Harr provided legal counsel for the off-market transaction.

DISPOSITION: V3 Capital Group sells small bay warehouse in Melbourne, FL. V3 Capital Group has facilitated the sale of 2840-2850 Allen Hill Avenue in Melbourne, Florida. The property features a 14,000 SF small bay warehouse. Solomon Attaway and Caden Florence led the V3 deal team.

DISPOSITION: Bussel, Metz sell small bay warehouse in NJ for $2.9M. Bussel Realty Corp (BRC) and the Metz Industrial Group (MIG) of BRC have facilitated the sale of 150 West First Avenue in Roselle, New Jersey. The property features a 7,000 SF warehouse. Steve Bussel with BRC represented the seller, West First Roselle LLC, in the transaction. Jordan Metz, Benito Abbate, and James Friel of MIG represented the buyer, RCG Realty LLC.

LEASE SIGNED: CBRE leases small bay space in Pompano Beach, FL, for $16/SF NNN. CBRE has facilitated the leasing of 20,274 SF of industrial space at 3341 West McNab Road in Pompano Beach, Florida. Michael Oretsky with CBRE represented the landlord, Brookfield Properties, in the transaction. Shay Rubenstein with LRM Commercial Real Estate Advisors represented the tenant, Route44 Productions.
