DISPOSITION: Marcus & Millichap sells small bay park in Miami for $6.05M. Marcus & Millichap has facilitated the sale of 3700-3740 Northwest South River Drive in Miami, Florida. The property features 2 multi-tenant buildings totaling 25,616 SF. Michael Alaoui with M&M represented the seller and procured the buyer for the transaction.

ACQUISITION: WREN Capital buys small bay facility in Phoenix for $3.125M. WREN Capital has acquired 4132-4140 East Winslow Avenue in Phoenix, Arizona. The property features a 15,000 SF single-tenant industrial facility. At closing, Cabinets 4 Less entered into a 10-year sale-leaseback. The WREN deal team included Thomas Roberts, Michael Roberts, Reed Williams, and Jeff Roberts. Max Schumacher with Rein & Grossoehme facilitated the transaction.

DISPOSITION: Pinnacle sells small bay with side of IOS in Denver for $2.87M. Pinnacle Real Estate Advisors has facilitated the sale of 4571 Ivy Street in Denver, Colorado, for $2,867,500. The 0.85 acre property features a 15,500 SF small bay industrial building with yard space. Mark Alley with Pinnacle represented both the buyer and the seller in the transaction. ACQUISITION: Alakai Capital buys small bay facility in Orlando, FL. Alakai Capital has acquired 4100 Silver Star Road in Orlando, Florida. The property features a 2-building small bay industrial park totaling 32,000 SF. Nick Jones and Zach Pinel led the Alakai deal team. Christian Peters and Nick Watson with Matthews Real Estate Investment Services facilitated the transaction, while Chris Van Buskirk and Richard Prescott with Climate First Bank assisted with the financing. Alex Eastwood, Cameron Thomas, and Jose Rivera with CBRE are currently marketing the property for lease.

DISPOSITION: Voit sells Los Angeles area small bay industrial park. Voit Real Estate Services has facilitated the sale of Valley View Commerce Center, located at 14515-14585 Valley View Avenue in Santa Fe Springs, California. The property features 6 multi-tenant industrial buildings totaling 210,098 SF. The Voit deal team included Michael Hefner, Robert Socci, Mitch Zehner, and Seth Davenport and represented both the seller and the buyer, Circle Industrial Growth Fund II.

LEASE SIGNED: Axiom Capital Advisors leases small bay in Miami, FL. Axiom Capital Advisors has facilitated the leasing of 20,000 SF of industrial space at 1756 Northwest 23rd Street in Miami, Florida. Noah Ohayon with Axiom represented both the landlord and the tenant, Wynwood Architects, in the transaction.
