ACQUISITION: BKM buys small bay industrial portfolio in Houston for $29.5M. BKM Capital Partners, in a joint venture with BMA Capital Corp., has acquired a portfolio of 2 industrial parks in Houston, Texas, totaling 242,555 SF. Brett Turner led the BKM deal team. The properties are:

• Southwest Business Park, located at 11000 Stancliff Road — 3 buildings totaling 131,000 SF on 9.2 acres

• Stonecrest Business Center, located at 10816 Fallstone Road — 5 buildings totaling 111,555 SF on 7.1 acres

ACQUISITION: Hamilton Development buys small bay site in Miami for $12.3M. Hamilton Development has acquired 14100 Southwest 136th Street in Miami, Florida, and has already broken ground on a new industrial park at the site. When complete, the Tamiami Logistics Center will feature 3 buildings totaling 113,900 SF, with units ranging from 3,643-67,800 SF. The Hamilton Development deal team was led by Whitfield Hamilton. Manny De Zárraga, Cody Brais, and Luis Castillo with JLL facilitated the acquisition.

DISPOSITION: JLL sells midbay asset with IOS in Minneapolis, MN. JLL has facilitated the sale of 3236 California Street Northeast in Minneapolis, Minnesota. The property features an 86,612 SF industrial building with a side of industrial outdoor storage (IOS). Dave Berglund and Colin Ryan led the JLL deal team.

ACQUISITION: Vault Partners buys flex industrial park in Houston, TX. Vault Partners has acquired 14503 Bammel North Houston Road in Houston, Texas, in an off-market transaction. The industrial park totals 52,00 SF with an average suite size of 2,600 SF. The Vault deal team included Michael Rubenstein, Matthew Goossen, Josh Tillis, and TJ Cholnoky. Dalton Faires and Derick Perkins with Alpine Partners are currently marketing the property for lease.

DISPOSITION: Stream Realty Partners sells small bay park in Dallas-Fort Worth. Stream Realty Partners has facilitated the sale of Shoreline Business Park, located at 923 West Mayfield Road in Arlington, Texas. The property features 4 multi-tenant buildings totaling 190,0008 SF. The buyer was Harbor Capital, and the seller was Fort. The Stream deal team included Lee Belland, Seth Koschak, Matteson Hamilton, Brett Carlton, Cary Latham, William Culp, Trey Mahla, and Haili Rumsey.
