ACQUISITION: Dunleer buys 2 small bay parks in Southern California. Dunleer has acquired 7602 Talbert Avenue in Huntington Beach, California, for $5.76 million. This 24-unit small bay park comprises 22,382 SF. Alexander Harrold of Matthews RE Investment Services represented both Dunleer and the seller in the deal. Dunleer also purchased 5124 - 5130 Heintz Street in Baldwin Park, California, for $3.63 million. The 16-unit facility features 17,629 SF of indoor space. NAI Global’s Chad Gahr and Marie Taylor represented Dunleer and the seller, respectively.

ACQUISITION: PHP buys shallow bay asset near DFW Intl. Airport. PHP Capital Partners has acquired 9150 North Royal Lane in Irving, Texas. The 56,076 SF property is currently leased to Inspire Event Solutions, a subsidiary of Ashford Inc. The PHP deal team included Pete Van Amburgh, Hunter Harrison, and Paul Carr.

DISPOSITION: Prologis sells 3 shallow bay properties in Atlanta area. Prologis has sold 5111 - 5131 South Royal Atlanta Drive and 5139 - 5151 South Royal Atlanta Drive in Tucker, Georgia, as well as 6755 Shiloh Road in Alpharetta, Georgia. The buyer of the portfolio was GID. Together, the Tucker properties sold for $16 million. The sale price of the Alpharetta site has not yet been reported. Prologis is led by Hamid Moghadam.

DISPOSITION: Hype sells small bay facility in Largo, FL for $4.45M. The Hype RE Group represented the seller, Thomas Remi, in the sale of 12340 66th Street in Largo, Florida. The buyer of the 49,178 SF small bay facility was Joe Kotler, represented by Jesse Gregg and Lyman Philips of Golden Lion Capital Investments. The Hype deal team included Pablo Vignolo, Raul Pino, and Jose Montero.

LEASE SIGNED: BRC leases small bay in Piscataway, NJ. Bussel Realty Corp. (BRC) has leased 15,000 SF at 201 11th Street in Piscataway, New Jersey. Eric Koons of BRC represented both the tenant, Like New Products, and the landlord, 256 Pacific Street LLC. The property totals 45,000 SF.

FINANCING: Roxborough & Bendetti close on $38.6M recap in NV. The Roxborough Group and Bendetti have closed on the recapitalization of Valley View Business Park in Las Vegas, Nevada. Bendetti previously owned the multi-tenant industrial park with RGA ReCap Inc. The park consists of 5 buildings totaling 195,603 SF. The deal team included Matthew McCormick of Roxborough and Aaron Weaver of Bendetti. The park is located at 3859, 3863, 3867, and 3871 South Valley View Boulevard.
