ACQUISITION: S2 Capital acquires Fort Capital. S2 Capital is entering the industrial sector with the acquisition of Fort Capital, which manages an 11M SF industrial portfolio concentrated in Texas. The deal, expected to close next week, includes Fort Capital’s operating company and 50-person investment team but not its real estate holdings. S2 has appointed Chris Roach as President and Parker McCormack as CIO alongside CEO Scott Everett. Fort founder Chris Powers will remain on as an adviser for 6 months following the sale. Under S2, the firm will focus on value-add and core-plus industrial assets in high-growth US markets, with an emphasis on shallow-bay properties.

ACQUISITION: Gramercy Investment Group buys small bay in Lakeland, FL. Gramercy Investment Group has acquired 3310 Reynolds Road in Lakeland, Florida. The property features a 27,360 SF single-tenant industrial facility. Avidan Baum led the Gramercy deal team. Alex Delannoy with The Ruthvens facilitated the transaction and is currently marketing the property for lease.

ACQUISITION: Lyonhill buys multi-tenant industrial facility in Chicagoland. Lyonhill has acquired 500-5012 West 123rd Street in Alsip, Illinois. The property features a 92,836 SF industrial building divided into spaces ranging from 13,000-45,000 SF. Justin Klumak and Evan Schwartz led the Lyonhill deal team. Laura Perlman with DarwinPW Realty facilitated the transaction. Clayton Thorson, Cal Payne, and Genna Ohrn with CBRE are currently marketing the property for lease.

ACQUISITION: Lamm Properties brokers small bay industrial in Tampa, FL. Lamm Properties has facilitated the sale of 5423 North 59th Street in Tampa, Florida. The property features a 15,714 SF industrial building. Jeff Lamm with Lamm Properties represented the buyer, FS Real Estate, in the transaction.

LEASE SIGNED: Bussel Realty Corp. leases small bay space in Edison, NJ. Bussel Realty Corp. (BRC) has facilitated the leasing of 6,373 SF at 155 Campus Drive in Edison, New Jersey. The property totals 104,120 SF and is owned by Federal Business Centers. Michael Costa with BRC represented the tenant, PowerTek Performance Gear, in the transaction.
