ACQUISITION: BKM and Kayne Anderson buy small bay park in San Jose, CA for $30M. BKM Capital Partners and Kayne Anderson have acquired PacTrust Business Center, located at 780 Montague Expressway in San Jose, California. The property features 38 units across 7 buildings for a total of 94,317 SF. The buyers plan to rename the park Montague Exchange. Michael Grossner, Brett Turner and Brian Malliet led the BKM deal team.

ACQUISITION: TWR buys warehouse with IOS in Phoenix metro area for $12.2M. TWR Real Estate Partners has acquired 7676 North Glen Harbor Boulevard in Glendale, Arizona. The property features a 76,000 SF warehouse plus 2.3 acres of industrial outdoor storage (IOS). Patrick Feeney and Danny Calihan with CBRE represented TWR in the deal, while Rich Sica, Jerry Hillery, and Parker Houston with DAUM Commercial Real Estate Services represented the seller. R. ACQUISITION: EQT Real Estate buys shallow bay park in Raleigh-Durham area. EQT Real Estate has acquired Woodlake Industrial Park, located at 1000 and 1200 Innovation Avenue in Morrisville, North Carolina. The property features 2 buildings totaling 297,556 SF. The EQT deal team included Todd Carter, Thomas Nielsen, William McGrath, Trey Parikh, and Morgan Marinovich. Trey Barry, Frank Fallon, and George Fallon with CBRE facilitated the transaction.

DISPOSITION: SLJ sells small bay industrial asset in Fort Worth, TX. SLJ Co. LLC has facilitated the sale of M&W Business Park, located at 10375 Alta Vista Road in Fort Worth, Texas. The property features 7 multi-tenant industrial buildings totaling 64,600 SF. Ty Underwood led the SLJ deal team in the transaction.

ACQUISITION: Sail Holdings buys small bay facility in Dallas-Ft. Worth area. Sail Holdings has acquired 2232-2238 Michigan Avenue in Arlington, Texas. The property features 27,410 SF of industrial space and marks the firm’s first acquisition. Corby Hodgkiss, Nick Fulton, William LeMasters, Cole Brewton, and Kyleb Howell with Mercer Co. facilitated the transaction and are currently marketing the property for lease.

FINANCING: Largo arranges $5.1M acqui loan for small bay in Port St. Lucie, FL. Largo Capital Inc. has arranged an acquisition loan for a newly constructed small bay industrial facility located on Northwest Peacock Boulevard in Port St. Lucie, Florida. The property features 2 multi-tenant buildings totaling 34,224 SF. Patrick Madore led the Largo deal team.
