ACQUISITION: Dalfen buys 1.32M SF shallow bay portfolio in West Sacramento. Dalfen Industrial has acquired a 13-building shallow bay portfolio in West Sacramento, California. The property totals 1.32M SF on 68 acres and is currently 97% leased to 31 tenants including the State of California, MacArthur Co., and Crown Equipment Corp. The seller was Blackstone. The Dalfen deal team included Jeremy Hamaoui, Richard Weiss, Connor Miller, Latha Kingue, Tamika Edwards, Ryan Berger, and Louis Haase. The properties in the portfolio are:

• 855 Riverside Parkway

• 840 and 860 Embarcadero

• 1400, 1420, 1464, and 3600 Industrial Boulevard

• 1500 Overland Court

• 1400, 1420, 1464, 1800-1810, and 2040 Enterprise Boulevard

ACQUISITION: BKM Capital Partners buys Texas small bay portfolio for $27.5M. BKM Capital Partners has acquired a 3-property small bay industrial portfolio totaling 200,300 SF. The portfolio consists of 67 units across 11 buildings in the DFW and Houston submarkets. The BKM deal team was led by Brett Turner. The properties in the portfolio are:

• Great Southwest Business Park, 2125-2133 South Great Southwest Parkway in Grand Prairie, Texas — 73,600 SF

• Royal 35 Business Park, 11048-11056 Shady Trail in Dallas, Texas — 68,043 SF

• Kinghurst Business Center 10849-10899 Kinghurst Drive in Houston, TX — 58,700 SF

DISPOSITION: NAI Capital sells small bay facility in Los Angeles for $8.4M. NAI Capital Commercial has facilitated the sale of 5981-6001 Maywood Avenue in Huntington Park, California. The property features 2 small bay multi-tenant buildings totaling 46,700 SF. David Shaby with NAI Capital represented the seller in the transaction.

DISPOSITION: SLJ Co. sells small bay business park in San Antonio, TX. SLJ Co. has facilitated the sale of Alamo Business Park, located at 4400-4420 North I-35 in San Antonio, Texas. The property features a 49,845 SF industrial building with 8 units averaging 6,231 SF. Ty Underwood with SLJ represented the seller in the transaction.

ACQUISITION: Trumont Commercial buys shallow bay development site in DFW. Trumont Commercial has acquired 930 Duncan Perry Road in Grand Prairie, Texas. The firm plans to begin construction of a 104,000 SF shallow bay industrial building on the 13.8 acre property, with delivery slated for Q4 2026. The Trumont deal team included Tyler Thomas, Matt Keim, and Lorenzo Racca. Riley Maxwell and John Brewer with Cushman & Wakefield facilitated the transaction.

LEASE SIGNED: Cushman & Wakefield leases small bay space in Des Moines area. Cushman & Wakefield has facilitated the leasing of 3,000 SF of industrial space at 4200 Southeast Capitol Circle in Grimes, Iowa. Corey Sedrel and Alec Wilcox with Cushman & Wakefield Iowa Commercial Advisors represented the landlord in the transaction.
