ACQUISITION: Catalyst and SIII buy Sacramento small bay portfolio for $51M. Catalyst Real Estate and SIII Investments have acquired a portfolio of 4 small bay industrial parks in the Sacramento, California, area. The portfolio totals 402,348 SF and is roughly 92% occupied by 140 tenants. The seller was GPR Ventures. Ari Blum led the Catalyst deal team, while Alex Snegg and Marc Snegg led the SIII team. The properties in the portfolio are:
Franklin Business Park, 7000 Franklin Boulevard in Sacramento — 158,468 SF, 11 buildings
Gold River Business Park, 11353-11357 Pyrites Way in Rancho Cordova — 66,970 SF, 5 buildings
Skyway Business Park, 10255-10275 Old Placerville Road in Sacramento — 151,936 SF, 3 buildings
Sunrise Gold Business Park, 11470 Sunrise Gold Circle in Rancho Cordova — 24,624 SF, 1 building

ACQUISITION: CenterSquare buys small bay portfolio in Dallas metro area. CenterSquare Investment Management has acquired a portfolio of 2 multi-tenant small bay buildings in the Carrollton and Addison submarkets of Dallas, Texas. The 2 properties total 86,388 SF and are currently 100% leased. The CenterSquare deal team included Jeff Reder, Victoria Bocanegra, and Peter Banfe.

ACQUISITION: Corepoint brokers sale of small bay in Charlotte, NC to GRP. Greenspring Realty Partners (GRP) has acquired 401 Lawton Road in Charlotte, North Carolina. The property features a 6,040 SF building plus 1.13 acres of industrial outdoor storage (IOS) space and is currently occupied by Belhaven Tire. Daniel Flamholz led the GRP deal team. ACQUISITION: Woodhill Real Estate buys small bay facility in Miami. Woodhill Real Estate has acquired 3500 Northwest 54th Street in Miami, Florida. The property features a 62,618 SF multi-tenant small bay industrial building. Justin Freedman and Sidney Shulman led the Woodhill deal team.

LEASES SIGNED: Lucern and One Alliance lease 2 small bay units in Charlotte area. Lucern Capital Partners and One Alliance Cos. have facilitated the leasing of 2 units, plus 0.71 acres of IOS, at 131 Crosslake Park Drive in Mooresville, North Carolina. Each unit totals 3,750 SF. The new tenants are Sir Speedy and MasTec. Frank Forte with Lucern and Jorge Rizo with One Alliance represented the landlord in the transactions.

LEASE SIGNED: Metz Industrial Group leases small bay space in Jersey City, NJ. The Metz Industrial Group (MIG) of Bussel Realty Corp. has facilitated the leasing of Unit C-1 at 150 Pacific Avenue in Jersey City, New Jersey. The unit totals 31,567 SF, and the new tenant is Cabaret Rentals Inc. Jordan Metz, Benito Abbate, and James Friel with MIG represented the landlord, Eden Wood Realty Corp., in the transaction.
