ACQUISITION: Birtcher Anderson & Davis, Belay buy Inland Empire small bay park. Birtcher Anderson & Davis (BA&D) and Belay Investment Group have acquired 10278-10250 Birtcher Drive in Jurupa Valley, California. The property features 6 multi-tenant industrial buildings totaling 121,320 SF and has been rebranded as Birtcher Business Park @ Bellegrave. Daniel Karcher led the BA&D deal team, while the Belay deal team was led by Eliza Bailey and Jake Loughridge. Jeffrey Cole and Nico Napolitano with Cushman & Wakefield represented the seller in the transaction.

DISPOSITION: STL sells industrial building in Fort Lauderdale, FL, for $16M. STL Commercial has facilitated the sale of 5650 Anglers Avenue in Fort Lauderdale, Florida. The property features a 76,210 SF industrial building. Max Loria and David Richman led the STL Commercial deal team.

DISPOSITION: Marcus & Millichap sells small bay facility in Naples, FL, for $7.95M. Marcus & Millichap has facilitated the sale of 5510-5550 Shirley Street in Naples, Florida. The property features 33,750 SF of small bay space. The Marcus & Millichap deal team included Howard Bregman, Alan Lipsky, and Barry Wolfe.

ACQUISITION: Lucern buys small bay facility in Charlotte, NC, for $4M. Lucern Capital Partners has acquired 2700-2738 North Graham Street in Charlotte, North Carolina. The property features a 28,031 SF multi-tenant small bay industrial facility. Frank Forte led the Lucern deal team. Gregory Gosselin and Adam Farber with Colliers facilitated the transaction, and Melissa Cassell with Morton & Gettys provided legal counsel.

DISPOSITION: Somerset Properties sells shallow bay facility in Atlanta metro. Somerset Properties has sold 3970 Johns Creek Court in Suwanee, Georgia. The property features a 130,773 SF multi-tenant shallow bay industrial building. Along with JV partner Ten Capital Management, Somerset Properties repositioned the property from 65% to 35% office space. The Somerset Properties deal team included Mark White, Tony Brady, Jennifer Wierman, Bill Berry, Jim Sundahl, Kathleen Christy, Andrea Miller, and Armen Melikian.
