DEVELOPMENT: Greystar expands into shallow bay with Nashville project. Greystar, the largest apartment owner in the US, is moving further into the shallow bay industrial space through a joint venture (JV) with Whitman Peterson. The JV has acquired a 12 AC lot at 1271 East Division Street in Mount Juliet, Tennessee, and plans to begin construction on a 183,971 SF multi-tenant facility at the site. The JV has received a $19.4M construction loan from Cadence Bank, and completion of the project is expected in the 2nd quarter of 2027. Will Goodman, Jack Armstrong, and Davis Goodman with CBRE are marketing the property for lease.

ACQUISITION: Matador Realty Investments buys small bay park in Princeton, TX. Matador Realty Investments has acquired Princeton Bluff Small Bay Park, located at 4287 East US-380 in Princeton, Texas. The property features 4 buildings totaling 38,326 SF. The Matador leadership team includes Jeremy Mercer and Will Narduzzi.

DISPOSITION: Birtcher Anderson & Davis sells Inland Empire midbay facility. Birtcher Anderson & Davis (BA&D) has sold 4725, 4790, and 4795 Troy Court in Jurupa Valley, California. The property features a 3-building, Class A industrial development totaling 191,311 SF. BA&D acquired the property in December 2020. Daniel Karcher led the BA&D deal team, which was represented by Tal Siglar with Cushman & Wakefield.

ACQUISITION: CanTex Capital buys shallow bay asset in Dallas. CanTex Capital has acquired 4851-4855 Cash Road in Dallas, Texas. The property features a 26,418 SF industrial building. Matthew Spellman with TIG Real Estate Services facilitated the transaction.

LEASE SIGNED: 4Acre Commercial leases small bay warehouse in Orlando area. 4Acre Commercial has facilitated the leasing of 2190 East Semoran Boulevard in Apopka, Florida. The property features a 5,655 SF warehouse located at the rear of a retail center. The new tenant is GS Innovations Kitchen Cabinetry. Trey Dyer and Nicholas Fouraker with 4Acre represented the landlord in the transaction.
