DISPOSITION: INDUS Realty Trust sells shallow bay portfolio in Hartford, CT, area. INDUS Realty Trust has divested its New England Tradeport Shallow Bay Portfolio. The portfolio features 9 buildings totaling 641,631 SF on 85 AC. At the time of closing, the portfolio was 98% leased to 19 tenants. John Huguenard, Michael Restivo, David Coffman, and Tommy Hovey with JLL represented INDUS in the transaction. Shawn McMahon with JLL will continue to market the properties for lease. The properties in the portfolio are:
14, 15, 16, 20, 25, 35, 40, and 75 International Drive in Windsor, Connecticut
131 Phoenix Crossing in Bloomfield, Connecticut

ACQUISITION: Graceada Partners buys small bay property in Fresno for $37M. Graceada Partners has acquired Shaw Commerce Center, located at 4055 West Shaw Avenue in Fresno, California. The property features 6 multi-tenant industrial buildings totaling 398,000 SF. The Graceada deal team included Joe Muratore, Jonathan Salzberg, Devin Combs, and Nathanial Tidwell. Aaron Banks, Andrew Briner, and Zak Owens with Newmark facilitated the transaction.

DISPOSITION: Marcus & Millichap sells flex-industrial building in Chicagoland. Marcus & Millichap has facilitated the sale of 25711 Hillview Court in Mundelein, Illinois. The property features a 14,165 SF building that is 100% leased to 4 tenants. Kellan Gilmartin with Marcus & Millichap represented both the buyer and the seller in the transaction.

FINANCING: ColumbiaNational closes $21M acqui loan for small bay portfolio. ColumbiaNational Real Estate Finance has arranged an acquisition loan for a small bay portfolio featuring 7 assets in 6 separate states. The portfolio totals 367,000 SF. Kevin Tehan led the ColumbiaNational deal team in the transaction.

FINANCING: Factor Real Estate Finance closes $4.75M refi for NoVA small bay. Factor Real Estate Finance has arranged a cash-out refinance for an 80,000+ SF small bay industrial park in Woodbridge, Virginia. Bryan Leigh and Pinson Neal led the Factor deal team in the transaction.
