Coro buys Birmingham shallow bay

ACQUISITION: Coro buys shallow bay asset in Birmingham, AL, for $13.8M. Coro Realty has acquired 3501 1st Avenue North in Birmingham, Alabama. The property features a 239,370 SF multi-tenant industrial facility that is currently 100% leased. Ansley Nixon led the Coro Realty deal team. Tripp Alexander and Will Canary with Colliers represented Coro Realty in the transaction, while Bobby Norwood with JLL arranged the financing. Jake Viverette and Will Redding with The Overton Group, along with Edwin Moss and Jake Bottcher with JH Berry, represented the seller.

Shallow Bay Realty sells Nashville shallow bay

DISPOSITION: Shallow Bay Realty Partners sells permit-ready site in Nashville area for $6.1M. Shallow Bay Realty Partners has sold a permit-ready industrial site located at 1245, 1327, 1363, and 1401 East Division Street in Mt. Juliet, Tennessee. The company originally acquired the 12 AC property in March 2025 — less than a year ago — for just $2.8M. The property has been approved for a ±183,000 SF subdividable warehouse. Arya Ghazizadeh led the Shallow Bay Realty Partners deal team.

Dark Horse sells Miami small bay

DISPOSITION: Dark Horse Commercial sells small bay in Miami area for $3M. Dark Horse Commercial has facilitated the sale of 8201 Northwest 64th Street in Medley, Florida. The property features a 23,985 SF multi-tenant warehouse. Christian Peter led the Dark Horse deal team.

Clear Height buys Chicagoland warehouse

ACQUISITION: Clear Height buys Chicagoland light industrial asset for $3M. Clear Height Properties, in partnership with ICP Funds, has acquired 10 Davis Drive in Bellwood, Illinois, in a sale-leaseback deal with Chicago Glass & Mirror. The property features a 29,483 SF single-tenant industrial building. Matt Garland with Cawley Chicago Commercial Real Estate was the sole broker in the transaction.

Avistone buys Atlanta shallow bay

ACQUISITION: Avistone buys shallow bay industrial park in Atlanta metro area. Avistone has acquired Pike Center, located at 575, 585, and 595 Old Norcross Road in Lawrenceville, Georgia. The property features 3 multi-tenant industrial buildings totaling 96,651 SF. Daniel Culler and Brett McPherson led the Avistone deal team in the off-market transaction. Jack Britton and Wells Waller with JLL Capital Markets arranged the financing.

Lucern leases MD small bay

LEASE SIGNED: Lucern Capital Partners leases small bay space in DC metro area. Lucern Capital Partners has leased 2,100 SF of industrial space at 14709 Baltimore Avenue in Laurel, Maryland, to Colley1 Auto Services. The unit is located in Laurel Commerce Center, a 60,000 SF industrial asset located between DC and Baltimore. Frank Forte led the Lucern Capital Partners deal team.
