DISPOSITION: CushWake | Thalhimer sells VA/NC portfolio for $7.26M. Cushman & Wakefield | Thalhimer has facilitated the sale of a 4-property portfolio of small bay warehouses and industrial outdoor storage (IOS) totaling 64,000 SF on 7.7 acres. The purchase price was $7,257,500, and the buyer was Open Industrial. Thalhimer’s Bo McKown, Eric Robison, and Gregg Beck represented the seller, CDC Properties. The Open Industrial deal team included Blake Potolicchio, Jared Okun, Matt Potolicchio, Chad Pitts, and Michael Hutton. The portfolio consists of:

• 2745 North Wesleyan Boulevard in Rocky Mount, North Carolina

• 712 North Kent Street in Winchester, Virginia

• 3608 Koppens Way in Chesapeake, Virginia

• 5808 Midlothian Turnpike in Richmond, Virginia

DISPOSITION: Matthews sells multi-tenant facility in Atlanta area for $2.25M. Matthews Real Estate Investment Services has facilitated the sale of 3790 Highway 92 in Acworth, Georgia. The property features 2 multi-tenant shallow bay industrial buildings totaling 18,000 SF. Harrison Auerbach with Matthews represented the seller and was the only broker in the transaction.

ACQUISITION: Sandstone buys Kansas City small bay facility. Sandstone Investment Group (SIG) has made its first acquisition with the purchase of 3140 South 28th Street in Kansas City, Kansas. The property features a 32,074 SF industrial facility for which SIG secured a long-term lease before closing. There were no brokers involved in this off-market, all-cash transaction. The SIG deal team included Kale Joyce, M. Scott Thompson, John Brandmeyer, and Oscar Brandmeyer.

ACQUISITION: WareSpace buys industrial facility in Denver metro area. WareSpace has acquired 360 Inverness Drive South in Englewood, Colorado. The property features a 70,000 SF warehouse that WareSpace is developing into a multi-tenant small bay facility. The WareSpace deal team included Levi Cohen, Jeff Jenkins, and Joseph F. Ely. Jason White with JLL represented WareSpace in the transaction, while T.J. Smith with Colliers represented the seller.

LEASE SIGNED: Buligo Capital leases warehouse space in Baltimore area. Buligo Capital has leased 6,318 SF at 8919 McGaw Court in Columbia, Maryland, to Asarco Intl. Food. The property features a multi-building small bay complex totaling 281,055 SF. The Buligo deal team included Henry Cornell. Samantha Eckels, Marley Black, and Kate Jordan with Lee & Associates represented Buligo (the landlord) in the transaction.

NEW VENTURE: Birdsong Capital Partners to focus on small bay industrial. Tim Bassett, Nick Jones, and Benton Ozburn have launched Birdsong Capital Partners. The commercial real estate investment firm will focus on acquiring and developing small bay and light industrial properties in the greater Nashville and Charlotte markets.
