ACQUISITION: Mosaic Industrial buys small bay park in SoCal for $34.5M. Mosaic Industrial — a newly formed JV between Greenmont Group and C3 Development Group — has acquired 23042 Alcade Drive in Laguna Hills, California. The property features 5 multi-tenant industrial buildings totaling 94,257 SF. The Mosaic deal team included Josh Honig, Eyal Greenberg, and Jared Rechnitz with Greenmont Group, along with Mark Heavey and Phillip Linton with C3 Development Group. John Collins with Lee & Associates - Newport Beach facilitated the transaction.

DISPOSITION: Marcus & Millichap sells shallow bay asset in Naples, FL, for $21.M. Marcus & Millichap has facilitated the sale of 4755-4795 Mercantile Avenue in Naples, Florida. The property features 4 buildings totaling 88,000 SF. Zach Levine, Douglas Mandel, and Cody Hershey with Marcus & Millichap represented the seller, Forager Real Estate Partners, in the transaction.

ACQUISITION: Dalfen Industrial buys shallow bay asset in DFW Metroplex. Dalfen Industrial has acquired 1625 West Crosby Road in Carrollton, Texas. The property features 4 suites, one of which will be leased back to the seller. John Lettieri, Eli Ray, and Baron Stanton led the Dalfen deal team. DJ Draper with Stoic Real Estate Partners facilitated the transaction.

LEASE SIGNED: Warehouse Hotline negotiates small bay lease renewal in Denver. Warehouse Hotline has facilitated a lease renewal for 6803 East 47th Avenue Drive, Unit G, in Denver, Colorado. The unit features 2,300 SF of industrial space. Aviva Sonenreich and Josh Oakley with Warehouse Hotline represented the landlord in the transaction.

DEVELOPMENT: STRO, KRE Group develop industrial facility in Parsippany, NJ. The STRO Companies and partner KRE Group are developing a 65,000 SF industrial facility at 3 Century Drive in Parsippany, New Jersey. The project will be divisible to 32,500 SF and is slated for delivery in September. Tom Consiglio and Scott Peck with Resource Realty of Northern NJ are currently marketing the property for lease. Steven Millstein leads the STRO team, while Jonathan Kushner heads the KRE team.
