DISPOSITION: Newmark sells Mid-Atlantic micro-bay portfolio for $203M. Newmark has facilitated the off-market sale of 50 micro-bay industrial buildings totaling nearly 1.4M SF. The properties support the operations of 600 tenants and are located across Maryland and Northern Virginia. The buyer was Silverman Group. The Newmark deal team included Jack Fraker, Benjamin McCarty, Cris Abramson, Nick Signor, Henry Pleszkoch, and Sam Slater.

ACQUISITION: ErvoSquare/Matrix Group JV buys small bay portfolio in Denver area for $33.45M. A joint venture between ErvoSquare and Matrix Group Inc. has acquired 1825-1952 West Union Avenue in Englewood, Colorado. The property features 10 industrial buildings totaling 255,000 SF and has been rebranded as the Santa Fe Industrial Collective. Michael Ervolina led the ErvoSquare deal team, while the Matrix Group team included John Webb and Katie Mitchell. Michael DeSantis and Brett MacDougall with Unique Properties Inc. facilitated the transaction.

ACQUISITION: BKM and Kayne Anderson buy small bay park in San Jose, CA, for $30M. BKM Capital Partners and partner Kayne Anderson Real Estate have acquired PacTrust Business Center, located at 780 Montague Expressway in San Jose, California. The property includes 7 buildings offering 38 units and totaling 94,317 SF. BKM will renovate the property and rename it Montague Exchange. Brett Turner and Michael Grossner led the BKM deal team. Mike Baker with Cushman & Wakefield represented the seller, PacTrust, in the transaction.

DISPOSITION: Blackline sells small bay asset in Orlando metro area for $4M. Blackline Commercial Real Estate has facilitated the sale of 448 Commerce Way in Longwood, Florida. The property features a 35,250 SF multi-tenant industrial building. Thevin Campton with Blackline represented the seller in the off-market transaction.

ACQUISITION: Entrada Partners buys small bay park in Atlanta metro area. Entrada Partners has acquired Holcomb Woods, located at 1000 Holcomb Woods Parkway in Roswell, Georgia. The property features 8 multi-tenant buildings totaling 245,090 SF. The Entrada Partners executive leadership team includes Josh Bar-Yadin, Justin Schuman, and Reuben Berman.

LEASE SIGNED: Colton Group leases small bay space in Westminster, CA. The Colton Group of Lee & Associates has facilitated the leasing of 7581 Hazard Avenue, Suite A, in Westminster, California. The unit features 3,864 SF of industrial space. The new tenant is Hype Media Group. Scott Colton, Trent Martin, and Casey Lynton led the Colton Group deal team.
