ACQUISITION: Sword Industrial Partners buys 1M+ SF industrial portfolio in Tulsa, OK. Sword Industrial Partners, MAG Capital Partners’ platform focusing on multi-tenant small bay industrial assets, has acquired a portfolio of 24 buildings totaling 1,066,320 SF in Tulsa, Oklahoma. The seller was DRA Advisors. Scott Word led the Sword Industrial Partners deal team. The properties in the portfolio are:
Space Center, 7001-7287 East 38th Street — 23 suites across 3 buildings totaling 495,000 SF on 22 AC
Space Center East, 11915 and 12027 East 51st Street — 12 suites across 2 buildings totaling 202,500 SF on 13 AC
Tulsa Business Park, 7202-7378 East 38th Street — 26 suites across 12 buildings totaling 206,220 SF on 11.3 AC
Tandem Business Park, 12101-12221 East 51st Street — 22 suites across 5 buildings totaling 88,429 SF on 7.7 AC
Maxim Center, 4717-4733 South Memorial Drive — 11 suites across 1 building totaling 39,192 SF on 2.5 AC
Maxim Place, 6701-6715 East 41st Street — 9 suites across 1 building totaling 33,441 SF on 2.2 AC

ACQUISITION: Local Asset Management buys small bay flex park in Las Vegas metro for $14.5M. Local Asset Management has acquired Bruner Commerce Park, located at 1600-1620 Raiders Way in Henderson, Nevada. The property features 3 buildings totaling 52,000 SF. The Local Asset Management deal team included Brendan Keating and Agus Alamsjah. Chris Connell and Grant Traub with Colliers are currently marketing the property for lease.

ACQUISITION: WareSpace buys industrial building in Los Angeles area for $23M. WareSpace has acquired 860 Sandhill Avenue in Carson, California. The property features 89,000 SF of industrial space that WareSpace will redevelop into more than 120 small bay units. The WareSpace deal team included Levi Cohen, Jeff Jenkins, Joseph Ely, Jeffrey Giese, Austin Riel, and Jack DiNardo. Dustin Hullinger, Michael Collins, and Jack Stone with DAUM Commercial Real Estate Services represented the seller, JTL Corp., in the transaction.

ACQUISITION: Thematic Capital Group buys small bay portfolio in Central FL for $7.5M. Thematic Capital Group has acquired 7200 Gardner Street in Winter Park, Florida, and 301 Mango Tree Drive in Edgewater, Florida. The portfolio features 2 small bay industrial properties totaling 40,992 SF on 4.97 AC. Ryan Griffith, Christopher CJ Griffith, and Charles Duvall with Lee & Associates Central Florida and Michael Moss II with Lightle Beckner Robison facilitated the transaction.

DISPOSITION: Big Tent sells small bay asset in Nashville, TN for $5.35M. Big Tent Commercial Real Estate has facilitated the sale of 491 Allied Drive in Nashville, Tennessee. The property features a 37,000 SF multi-tenant industrial building on 2.5 AC. Jackson Pavitt with Big Tent represented the seller, while Michael Havens with Havens Commercial represented the buyer.

LEASE SIGNED: Lee & Associates leases out small bay space in Allentown, PA. Lee & Associates has facilitated the leasing of 8,882 SF of industrial space at 7584 Morris Court in Allentown, Pennsylvania. The property is owned by Prologis. Aaron Schulle, Reid Bassinger, and Trey Fricke with Lee & Associates Dallas-Fort Worth partnered with Matt D’Alesio with L&A Eastern PA to represent the tenant.
