DISPOSITION: Preston Forrest completes full circle with small bay park in North Texas. Preston Forrest Capital has sold Green Street Business Park, located at 1518 Navo Road in Aubrey, Texas. The property features a 55,000 SF multi-tenant small bay asset and was acquired by Preston Forrest in early 2025. Ashley McCulloch with Presidential Realty handled the leasing. Dru Landrum, R. Forrest Pool, and Lena Bryan lead the Preston Forrest team. Ty Underwood with SLJ Co. facilitated the transaction.
ACQUISITION: NorthBridge Partners buys shallow bay facility in Rockaway, NJ. NorthBridge Partners has acquired 385 Franklin Avenue in Rockaway, New Jersey. The property features an 81,000 SF multi-tenant shallow bay industrial building. Nick Stefans, Jason Lundy, and Luke Ceccoli with JLL represented the seller, LM Real Estate Partners, in the transaction.
DISPOSITION: Westover Industrial Partners sells small bay property in Chattanooga MSA. Westover Industrial Partners has facilitated the sale of 25 Warehouse Way in Rossville, Georgia. The property features 10 suites totaling 19,200 SF. Sam Mallane and Matson Kane with Westover represented the seller in the transaction.
ACQUISITION: Alakai Capital buys small bay industrial asset in Orlando, FL. Alakai Capital has acquired 3052 Shader Road in Orlando, Florida. The property features a 10,600 SF multi-tenant industrial building and is located in the Silver Star Business Park. Nick Jones and Zach Pinel led the Alakai Capital deal team. Lucas Olin with Beachfront Realty represented Alakai Capital in the transaction. Richard Prescott with Climate First Bank assisted with the financing.
ACQUISITION: Pure Industrial Properties makes 1st purchase with Chicagoland small bay. Pure Industrial Properties has acquired 1982 Ohio Street in Lisle, Illinois. The property features a 9,000 SF industrial building and is the firm’s 1st acquisition. Ryan Maher led the Pure Industrial Properties deal team. Connor Niego with Cushman & Wakefield facilitated the transaction.
LEASE SIGNED: Lee & Associates leases industrial space in Fort Worth, TX. Lee & Associates has facilitated the leasing of 2463 South Riverside Drive, Building B, in Fort Worth, Texas. Jeremy Mojica with Lee & Associates Dallas-Fort Worth represented the landlord, Lucrum Realty, in the transaction.
