ACQUISITION: Speed Bay buys small bay industrial park in Denver metro area. Speed Bay Warehouse Solutions has acquired 5690-5710 East 56th Avenue; 5750-6100 East 58th Avenue; 6125 East 56th Avenue; and 6300-6360 East 58th Avenue in Commerce City, Colorado. The property includes 13 small bay industrial buildings totaling 466,270 SF and marks the recently-launched Speed Bay’s 1st Seattle-area acquisition. The seller was KEW Realty, led by David Spira, Anita Youngblut, and Phil Shovein. The Speed Bay team includes Evan Zucker, Jimmy Mulvihill, Rob Sistek, Matthew Stephenson, Lainie Papadakis Minick, Michael Moriarty, Jenna Macartney, Howard Pollack, and Carter Bass. Peter Merrion and Robert Key with JLL represented Speed Bay in the transaction.
DISPOSITION: Trinity Partners sells small bay park in Charlotte, NC, for $41.4M. Trinity Partners has facilitated the sale of Arrowridge Business Park, located at 8041, 8107, 8227, and 8301 Arrowridge Boulevard in Charlotte, North Carolina. The property features 4 multi-tenant small bay buildings totaling 194,560 SF. The buyer was Adler Real Estate Partners. Dunn Mileham, David Morris, and Eric Jennings with Trinity Partners represented the seller, Cabot Properties, in the transaction.
DISPOSITION: JLL sells shallow bay development in Altanta metro area. JLL has facilitated the sale of 74 South Business Park, located at 1400 Senoia Road in Tyrone, Georgia. The property features 3 multi-tenant shallow bay industrial buildings totaling 90,000 SF. The buyer was EpiCity Real Estate Services. Dennis Mitchell, Jim Freeman, Britton Burdette, Maggie Dominguez, and Bobby Norwood with JLL represented the seller, Woodland Development.
ACQUISITION: Partners brokers sale of 2 shallow bay industrial properties in Houston area. Partners has facilitated the acquisition of 610 South Frazier Street in Conroe, Texas, and 5801 Breen Drive in Houston, Texas. The properties feature 42,000 SF and 50,000 SF of industrial space, respectively. Wyatt Huff and Hunter Stockard with Partners represented the buyer, Harbor Hill Holdings, in the transactions. Theresa Almogabar with Evermark represented the seller in the South Frazier deal, while Grant Roosma with Marcus & Millichap represented the seller in the Breen transaction.
LEASE SIGNED: Colliers leases small bay industrial space in Reno, NV. Colliers has facilitated the leasing of 5355 Capital Court, Suite 109, in Reno, Nevada. The suite offers 6,702 SF of industrial space. Steve Kucera and Makenna Backstrom with Colliers represented both the landlord, Link Logistics, and the tenant.
LEASE SIGNED: Lucern Capital Partners leases out small bay space in Charlotte, NC. Lucern Capital Partners has leased out 2732 North Graham Street in Charlotte, North Carolina. The unit offers 2,571 SF of industrial space. The new tenant is Allegro Precision. Frank Forte led the Lucern deal team. Jorge Rizo with One Alliance represented Lucern in the transaction.
