ACQUISITION: Decker Capital buys Florida small bay portfolio for $50.4M. Decker Capital has acquired a portfolio of 30 small bay buildings totaling 410,000 SF in a joint venture partnership with Viking Partners. The properties are located in the Vero Beach and Daytona Beach markets and feature an average bay size of 2,300 SF. Shane Decker and Peleg Amzalag led the Decker deal team. David Lukes with City National Bank provided a $34.8M loan to finance the acquisition. Nancy Dockerty with Dockerty Romer & Co. facilitated the debt placement. The properties in the portfolio are:
670–795 8th Court in Vero Beach
1516–1530 State Avenue in Holly Hill
456 LPGA Boulevard in Holly Hill
640 Oak Place in Port Orange

ACQUISITION: WareSpace buys 2nd small bay facility in Denver, CO. WareSpace has acquired 5150 Colorado Boulevard in Denver, Colorado. The property features a 129,000 SF warehouse that WareSpace will develop as a multi-tenant facility with private warehouses ranging from 200-2,000 SF. Levi Cohen, Jeff Jenkins, and Joseph Ely led the WareSpace deal team. Rich DeGirolamo and Santiago Acevedo with Compass Commercial facilitated the off-market transaction.

DISPOSITION: APEX Investment Property Group sells Charleston small bay. The APEX Investment Property Group of Lee & Associates has facilitated the sale of 3350 Hill Park Drive in North Charleston, South Carolina. The property features a 15,000 SF building plus 1 acre of industrial outdoor storage (IOS). Jon-Michael Brock and Alex Whittemore with APEX represented the seller in the transaction. DISPOSITION: JLL sells multi-tenant warehouse in Raleigh-Durham area. JLL has facilitated the sale of the Lumley Logistics Center, located at 5513 Lumley Road in Morrisville, North Carolina. The property features a 67,172 SF Class A logistics facility that is currently 100% leased with 9.4 years WALT. The buyer was EastGroup Properties Inc., and the seller was Merus. The JLL deal team included Michael Scarnato, Pete Pittroff, Dave Andrews, Michael Lewis, Allan Parrott, John Huguenard, and William McCormack.

LEASE SIGNED: Colliers leases small bay warehouse in Phoenix. Colliers has facilitated the leasing of 2639 West Lone Cactus Drive in Phoenix, Arizona. The property features a 22,322 SF industrial facility. Sam Jones and Rob Martensen with Colliers represented the landlord, Longpoint Partners, in the transaction. The Longpoint deal team included James De La Cruz and Matthew Levine.

LEASE SIGNED: Mortice and JLL lease small bay facility in Charlotte, NC. Mortice Commercial Real Estate and JLL have facilitated the leasing of 4140 Taggart Creek Road in Charlotte, North Carolina. The property features a 10,000 SF industrial building. Steven Tice with Mortice represented the tenant in the transaction. Jay Hill with JLL represented the landlord.
