ACQUISITION: BKM/Kayne Anderson buy Bay Area portfolio for $122.2M. A joint venture between BKM Capital Partners and Kayne Anderson Real Estate has acquired a 3-property small bay industrial portfolio in the San Francisco Bay Area. The portfolio totals roughly 505,000 SF across 16 buildings and is currently 89% leased to more than 70 tenants. Brett Turner and Brian Malliet led the BKM deal team. The seller was Link Logistics. The properties were marketed by CBRE National Partners and include:
Concord Industrial Park (renamed Mount Diablo Industrial Park) — 1900 Bates Avenue in Concord, California; 10 buildings totaling 245,930 SF
Hesperian Business Park — 2286 Tripaldi Way in Hayward, California; 3 buildings totaling 82,562 SF
Huntwood Business Center — 31398 Huntwood Avenue in Hayward, California; 3 buildings totaling 176,056 SF

ACQUISITION: L&A closes sale of Orlando small bay portfolio for $5.05M. Lee & Associates has facilitated the sale of 6962 Edgewater Drive in Orlando, Florida. The property features 3 buildings totaling 30,411 SF. Christopher “CJ” Griffith and Ryan Griffith with Lee & Associates Central Florida represented the buyer, Excel Edgewater, in the off-market transaction. The seller was Southpaw Capital, led by Joseph Pasquale and Kevin Buxton.

DISPOSITION: RCG sells small bay facility in Southwest Florida for $4.175M. The Rich Commercial Group (RCG) has facilitated the sale of 735 Northeast 19th Place in Cape Coral, Florida. The property features a 28,675 SF multi-tenant industrial building on 2.57 acres. The RCG deal team included Shaz Zaidi, Alex Rich, and Korey Besse.

ACQUISITION: Flywheel Industrial buys small bay facility in Columbus, OH area. Flywheel Industrial Partners has acquired 225 Business Center Drive in Blacklick, Ohio. The features a 30,000 SF industrial building. The Flywheel deal team was led by Tom Hollins. Simon Kroos with NAI Ohio Equities represented Flywheel in the off-market transaction.

ACQUISITION: B&D Holdings buys small bay warehouse in Charlotte, NC. B&D Holdings has acquired 616 East Westinghouse Boulevard in Charlotte, North Carolina. The property features a 30,000 SF small bay warehouse. Frank Summers led the B&D deal team, which also included Martin Segal, Robert Logan, Danny Harrison, and Richard Oh. Dunn Mileham, David Morris, and Eric Jennings with Trinity Partners represented the seller.

LEASE SIGNED: CushWake leases shallow bay warehouse in DFW area. Cushman & Wakefield has facilitated the leasing of 13375 Branch View Lane in Farmers Branch, Texas. The property features a 48,943 SF industrial building and is owned by MoxieBridge. The CushWake deal team included Jay Benner, Clay Balch, and David Eseke. The MoxieBridge deal team was led by Travis Ward and Brock Robertson.
