ACQUISITION: Excelsior, Westport affiliate buy industrial facility in Nashville metro. A partnership between Excelsior Capital and an affiliate of funds managed by Westport Capital Partners LLC has acquired 131-139 Industrial Boulevard in La Vergne, Tennessee, out of bankruptcy. The property features a 99,625 SF multi-tenant industrial building, along with 6 AC of outdoor storage. Abishek Mathur, William George, and Jarrod Arnold led the Excelsior Capital deal team. Zac Cypress with Colliers facilitated the sale. David Harris and Lee Sager with Camps Bay Capital arranged the equity financing for the deal and advised on the partnership.

DISPOSITION: Matthews sells small bay park in Ormond Beach, FL. Matthews has facilitated the sale of 7 and 9 Tower Circle West in Ormond Beach, Florida. The property features 2 buildings totaling 53,330 SF. Mike Salik led the Matthews deal team in the transaction.

ACQUISITION: GSC Investments, White River Partners buy small bay park in DFW. GSC Investment and White River Partners have acquired Eastgate Business Park in Midlothian, Texas. The property features 3 multi-tenant investment buildings totaling 29,000 SF and marks GSC’s 2nd flex-industrial acquisition. Tyler Stone led the GSC deal team, while the White River deal team was led by Jeff Paschal.

ACQUISITION: Rifle CRE facilitates acquisition of small bay in Houston. Rifle CRE has facilitated the sale of 301 Bennington Street in Houston, Texas. The property features a fully leased 33,000 SF industrial building on 1.26 AC. The Rifle CRE deal team included Nick Terry, Landon Coker, and Caitlin Murray.

ACQUISITION: CBRE facilitateds sale of small bay warehouse in LA area for $7.125M. CBRE has facilitated the sale of 14310 Gannet Street in La Mirada, California. The property features a 24,620 SF warehouse facility. Trent Peterson with CBRE represented the buyer in the transaction. Tim Cronin and Jakob Arellano with Lee & Associates represented the seller.

LEASE SIGNED: IndiCap/VAC secure 1st pre-lease for Phoenix-area shallow bay. IndiCap and VAC Development have pre-leased 4,830 SF at Bethany Bay, a new Class A shallow bay industrial facility located at 16830 and 16840 West Bethany Home Road in Glendale, Arizona. The development will feature 2 buildings totaling 136,800 SF with suites ranging from 4,500-18,000 SF. Keri Scott with Newmark facilitated the transaction. IndiCap’s leadership team includes Mike Chernine and Todd Ostransky. The VAC Development team includes Andrew Dunn and Devon Sansone. Delivery of the project is expected in Q4 2026.

LEASE SIGNED: Prologis leases out shallow bay industrial space in Austin, TX. Prologis has leased out 31,500 SF at Walnut Creek 1 in Austin, Texas. The Prologis deal team included Natalie Hardy. Ryan Whalen with Live Oak represented Prologis in the transaction. Trey Blasingame, Emma Remy, and Morris Green with KBC Advisors brought the tenant.
