ACQUISITION: Mosaic Industrial buys Los Angeles small bay center for $14.1M. Mosaic Industrial has acquired Alcalde Business Center, located at 23151 Alcalde Drive in Laguna Hills, California. The property features 3 multi-tenant buildings totaling 37,318 SF. The Mosaic deal team included Eyal Greenberg, Josh Honig, and Jared Rechnitz. Anthony DeLorenzo, Mark Shaffer, and Jeff Carr with CBRE represented both Mosaic and the seller in the transaction.

ACQUISITION: WareSpace buys warehouse facility in Chicago metro area. WareSpace has acquired 1400 Centre Circle in Downers Grove, Illinois. The property features a 72,000 SF warehouse that WareSpace will redevelop into small bay industrial units. The WareSpace deal team included Levi Cohen, Jeff Jenkins, Joseph Ely, Jeffrey Giese, TJ Cameron, Austin Riel, and Jack DiNardo.

ACQUISITION: Faropoint buys Long Island small bay facility for $5.25M. Faropoint has acquired 10 Executive Boulevard in Farmingdale, New York. The property features a 21,895 SF industrial building on 1.5 AC. Matthew Bernstein led the Faropoint deal team in the sale-leaseback deal with Enzo Life Sciences. Kyle Burkhardt, Joshua Cohen, and Mason Morrow with Newmark represented Enzo Realty LLC in the transaction.

LEASE SIGNED: Lee & Associates leases small bay space in Dallas-Ft. Worth area. Lee & Associates has facilitated the leasing of 5,000 SF of industrial space at 1225 East Crosby Road, Building A, in Carrollton, Texas. Christopher Hillman and Adam Graham with Lee & Associates Dallas-Fort Worth represented the landlord, Longpoint Partners, in the transaction. Alex Coe with Cresa represented the tenant, Simple Science.

LEASE SIGNED: Prologis leases out small bay space in Indianapolis. Prologis has leased out 25,600 SF at Park 100 Building 41, located at 7941 Allison Avenue in Indianapolis, Indiana. Eliza Brown led the Prologis deal team. Cam Kucic and Jason Speckman with Colliers represented Prologis in the transaction. Benjamin Sullivan with Kingdom Realty represented the tenant.

FINANCING: Priority Capital Advisory secures $6.2M acqui loan for LA area small bay property. Priority Capital Advisory has facilitated an acquisition loan from Inland Mortgage Capital. The loan will be used for the acquisition of a 44,000 SF multi-tenant small bay industrial property in Paramount, California. Zachary Streit led the Priority deal team, while the Inland team was led by Art Rendak.
