ACQUISITION: BKM and Kayne Anderson buy small bay portfolio in Orlando, FL. BKM Capital Partners and Kayne Anderson have acquired a 5-property multi-tenant portfolio in Orlando, Florida. The transaction is part of the firms’ recently-announced $1.5B joint venture. The properties feature 45 units across 9 buildings totaling 489,891 SF. The BKM deal team was led by Brett Turner and Brian Malliet. Mike Davis and Rick Colon with Cushman & Wakefield represented the seller in the transaction. The properties in the portfolio are:
Gridline | 34th Core — 66,000 SF at 4101-4111 34th Street
Gridline | Axis Point — 41,784 SF at 3827-3843 St. Valentine Way
Gridline | South Row — 2 buildings totaling 89,004 SF at 4388-4428 and 4492-4498 Southwest 37th Street
Gridline | Terminal 46 — 80,640 SF at 4601 Southwest 34th Street
Gridline | West Yards — 4 buildings totaling 212,463 SF at 4215-4225 Southwest 34th Street, 4187-4213 34th Street, and 4210 and 4240-4288 LB McLeod Road

ACQUISITION: Terreno Realty buys small bay facility in Los Angeles for $10M. Terreno Realty Corp. has acquired 11100 Hindry Avenue in Los Angeles, California. The property features a 34,000 SF multi-tenant industrial building that is currently 100% leased to 4 tenants. The Terreno deal team was led by Blake Baird.

DISPOSITION: MCA sells small bay facility in Sacramento, CA for $4.24M. MCA Realty sold 4865 Pasadena Avenue in Sacramento, California. The property features a 25,696 SF multi-tenant industrial building that is 100% leased. Matt Post, Anthony DeLorenzo, and Sammy Cemo with CBRE Private Capital Partners, along with Matthew Susac, Tyler Howell, and Todd Sanfilippo of the CBRE leasing team, facilitated the transaction. The MCA deal team included Jason Neiger and Michael Mullahey.

ACQUISITION: Dalfen buys shallow bay facility in Las Vegas, NV. Dalfen Industrial has acquired 5075 and 5175 West Diablo Drive in Las Vegas, Nevada. The portfolio features 2 multi-tenant industrial buildings totaling 143,000 SF. Greg Pancirov with RealComm Advisors facilitated the sale. The Dalfen deal team included John Endres, Richard Weiss, AJ Kucinski, Connor Miller, Ryan Berger, and Jeremy Hamaoui.

DISPOSITION: Matthews sells 3 small bay units in San Diego, CA for $1.35M. Matthews Real Estate Investment Services has facilitated the sale of Suites 3, 14, and 15 at 8684 Avenida de la Fuente in the Otay Mesa submarket of San Diego, California. The suites were sold in an all-cash deal to a local investor. The Matthews deal team included Jackson Pollock and Jacob Castro.

LEASE SIGNED: SRS Industrial leases small bay space in Tucson, AZ. SRS Industrial has leased 6,562 SF of space at 3951 East Michigan Street in Tucson, Arizona. The property is located in the 26,995 SF Copper Point Business Park. Jeffrey Garza Walker, Ivan O Garcia, and Robbie Petty with SRS Real Estate Partners represented the tenant in the transaction.
