ACQUISITION: BKM buys shallow bay industrial park in Bay Area for $43M. BKM Capital Partners has acquired Hannover Industrial Park, located at 43777 and 43815 South Grimmer Boulevard and 4755-4755, 4801-4805, 4811-4817, 4900, and 3850 Hannover Place in Fremont, California. The property features 9 units across 5 buildings for a total of 165,243 SF. Brett Turner led the BKM deal team.

DISPOSITION: Stoic Equity Partners sells small bay park in Pensacola, FL. Stoic Equity Partners has sold Navy Park, located at 3960 West Navy Boulevard in Pensacola, Florida. The property features 7 multi-tenant buildings totaling 61,000 SF. Cameron Cauley with NAI Pensacola sourced the off-market buyer.

ACQUISITION: Gramercy Investment Group buys small bay in Melbourne, FL. Gramercy Investment Group has acquired 1620 Tangerine Street in Melbourne, Florida. The property features 2 buildings with 12 units totaling 18,627 SF. The Gramercy deal team was led by Avidan Baum. Luke Brown from Lightle Beckner Robison facilitated the transaction.

LEASE SIGNED: Monopoly Group leases small bay unit in Fort Lauderdale, FL. Monopoly Group Real Estate has facilitated the leasing of 10,562 SF at 3150 Northwest 56th Street in Fort Lauderdale, Florida. Tyler Maxwell with Monopoly Group represented the tenant, Window Wall, in the transaction. Michael Oretsky with CBRE represented the landlord, EastGroup Properties.

LEASE SIGNED: Starboard CRE leases 1,875 SF warehouse in San Francisco. Starboard Commercial Real Estate has facilitated the leasing of 70 Ringold Street in San Francisco, California. The property features a 1,875 SF warehouse. Mark Meier and Zak Orlando with Starboard CRE represented the tenant in the transaction.

FINANCING: Berkadia arranges $50M refi loan for Miami shallow bay portfolio. Berkadia has secured a $50M loan on behalf of Galaxy Industrial for the refinancing of a portfolio of 20 multi-tenant warehouse buildings totaling 689,940 SF in Miami’s Medley submarket. The Berkadia deal team included Charles Foschini, Chris Apone, Lourdes Carranza-Alvarez, Shannon Wilson, and Luke Maganas. The properties in the portfolio are 7902-8180 Northwest 66th Street, 8402-8620 and 8610-8693 Northwest 70th Street, 8430-8600 and 8501-8611 Northwest 72nd Street, 6900-6931 Northwest 84th Avenue, and 7061-7185 Northwest 87th Avenue in Miami, Florida.
