ACQUISITION: Decker Capital buys small bay park in North Miami Beach, FL, for $13.5M. Decker Capital has acquired 2251-2299 Northeast 164th Street in North Miami Beach, Florida. The property features 14 units totaling 38,500 SF. The seller was BH Group Miami, led by Isaac Toledano and Liat Toledano. The Decker Capital deal team included Shane Decker and Peleg Amzalag. Kameron Djamal with Brick by Brick facilitated the transaction.

DISPOSITION: BA&D, Belay sell small bay asset industrial asset in Dallas-Ft. Worth metroplex. Birtcher Anderson & Davis Associates (BA&D) and Belay Investment Group have sold 4301-4321 Lindbergh Drive in Addison, Texas. The property features a multi-tenant industrial building featuring 10 suites across 97,840 SF. Matthew Buchanan led the Birtcher Anderson & Davis deal team, while Belay was led by Eliza Bailey. Eliza Bachhuber with CBRE facilitated the transaction.

LEASE SIGNED: Lucern Capital Partners leases out small bay space in Charlotte, NC. Lucern Capital Partners has leased out 2700 North Graham Street in Charlotte, North Carolina. The new tenant is Vivint. Frank Forte led the Lucern deal team. Jorge Rizo with One Alliance represented Lucern in the transaction.

LEASE SIGNED: Bussel Realty Corp. leases small bay space in Linden, NJ. Bussel Realty Corp. (BRC) has facilitated the leasing of 37 East 21st Street in Linden, New Jersey. The property features a 3,800 SF industrial building. Steve Jaynes and Nalini Rebecca Abraham with BRC represented the owner, All Hands Storage LC, in the transaction. Opus Elite Real Estate represented the tenant, Eagle Truck Parts of New Jersey.

Warehouse Hotline leases Denver small bay

LEASE SIGNED: Warehouse Hotline leases small bay warehouse in Denver metro. Warehouse Hotline has facilitated the leasing of 1601 Reed Street, Unit 100, in Lakewood, Colorado. The unit features 2,730 SF of small bay warehouse space. Aviva Sonenreich and Josh Sonenreich with Warehouse Hotline represented the landlord in the transaction.

FINANCING: Faropoint closes $325M refinancing for industrial portfolio. Faropoint has closed a $325M refinancing for a portfolio of properties in its Logistics Fund II with Capital One, National Association, and Citizens Bank. The nonrecourse, floating-rate loan offers a one-year initial term plus 4 one-year extension options. The portfolio features 62 buildings totaling 3.3M SF across 9 markets: Atlanta, Chicago, Cincinnati, Columbus, DFW, Jacksonville, NYC, Philadelphia, and Tampa Bay. “The flexibility of the structure, paired with the meaningful additional capacity built into the facility, gives the fund room to continue executing on its plan while strengthening our overall debt portfolio,” Faropoint CFO Idan Tzur said.
