ACQUISITION: Palisade/BSP buy Los Angeles shallow bay center for $97M. Palisade Group, in a joint venture with Benefit Street Partners (BSP), has acquired Garfield Business Center, located at 3300-3430 Garfield Avenue in Commerce, California. The industrial park features 5 multi-tenant buildings totaling 544,705 SF. The Palisade deal team was led by Spencer Rose. Brian Buffone led the BSP deal team. The seller was Terreno Realty Corp. Andrew Briner, Bret Hardy, Jim Linn, Aaron Banks, Luke Easton, Kevin Shannon, John McMillan, and Jeff Sanita with Newmark facilitated the transaction.

Fieldstone sells Massachusetts small bay

DISPOSITION: Fieldstone sells small bay in Leominster, MA for $3.27M. Fieldstone Commercial Properties has facilitated the sale of 1771 Lock Drive in Leominster, Massachusetts. The property features 25,600 SF of industrial space. Nate Nickerson with Fieldstone represented the seller in the transaction, while Micah Stubblebine with The Stubblebine Co. represented the buyer.

ACQUISITION: Greenwich Street Capital buys Silicon Valley small bay property. Greenwich Street Capital has acquired 1805-1879 Walsh Avenue in Santa Clara, California. The property features a 51,900 SF multi-tenant industrial facility with 16 units. The GSC deal team was led by Conner Thomas. Derik Benson and Dave Geissberger with Kidder Mathews represented the seller in the transaction.

CanTex buys Dallas shallow bay portfolio

ACQUISITION: CanTex buys Dallas small bay portfolio. CanTex Capital has acquired 2838-2920 Anode Lane, 11233-11251 Leo Lane, 2619 and 2621 Nova Drive, and 4165-4185 Billy Mitchell Drive in Dallas, Texas. The 4-building portfolio totals 265,921 SF on more than 11 acres. Romy Cheema and Sam Cheema led the CanTex team. Gil Stroube with Lincoln Property Company facilitated the off-market transaction.

ACQUISITION: Birdsong buys small bay warehouse in Nashville, TN. Birdsong Capital Partners has acquired 1014 3rd Avenue South in Nashville, Tennessee. The property features a 7,000 SF warehouse and marks Birdsong’s first acquisition. The Birdsong deal team included Tim Bassett, Benton Ozburn, and Nick Jones.

LEASE SIGNED: Lee & Associates leases small bay warehouse in Denver, CO. Lee & Associates has facilitated the leasing of 4700 Dahlia Street in Denver, Colorado. The property features a 22,808 SF warehouse on 3 acres. Ron Webert and Matthew Nora with Lee & Associates Denver represented the tenant in the transaction.
