DISPOSITION: Private Capital Partners sells Inland Empire industrial park for $13.5M. CBRE’s Investment Properties — Private Capital Partners has facilitated the sale of 40880, 40935, and 40945 County Center Drive in Temecula, California. The property features 3 multi-tenant industrial buildings totaling 68,073 SF that are currently 97.4% leased. The buyer was Jewell Capital. Matt Pourcho, Matt Harris, and Anthony DeLorenzo with Private Capital Partners represented the seller, South La Brea, in the transaction.

DISPOSITION: Colliers sells small bay industrial park in East Bay area of CA. Colliers has facilitated the sale of 6630 Owens Drive in Pleasanton, California. The property features 4 multi-tenant industrial buildings that are 100% leased. The buyer was Dollinger Properties, while the seller was Reynolds & Brown. The Colliers deal team included Michael Carrigg, Andrew Zighelboim, Kevin Moul, Bob Gilley, Brad Idleman, and Michael Donnelly.

ACQUISITION: Hammond Capital buys shallow bay facility in San Antonio area. Hammond Capital has acquired 6508 Tri County Parkway in Schertz, Texas. The property features a 37,000 SF industrial building. Jeff Hammond and Brendan Neary led the Hammond Capital deal team. Holly Gallegos with Busey assisted with financing the acquisition. C. Lee Jordan with Cavender & Hill Properties will market the property for lease.

ACQUISITION: Alakai Capital buys small bay asset in Orlando, FL. Alakai Capital has acquired 6966 Venture Circle in Orlando, Florida. The Alakai deal team was led by Nick Jones and Zach Pinel. Christian Peters and Nick Watson with Matthews facilitated the transaction.

LEASE SIGNED: Selwyn Property Group leases small bay space in Concord, NC. Selwyn Property Group has facilitated the leasing of small bay space at 172 Pitts School Road Southwest in Concord, North Carolina. The property features a brand-new Class A business park. Chris Neal with Selwyn represented the tenant, Utility Solutions & Automation, in the transaction. Alek Salfia with CBRE represented the landlord, Pelican Industrial.

LEASE SIGNED: Hamilton Young fully leases small bay development in Nashville metro. Hamilton Young has 100% leased up 208 Bear Commerce Drive in Columbia, Tennessee. The property features a 3-unit small bay industrial building totaling 8,550 SF. Reid Mangelsdorf led the Hamilton Young deal team.
