LAUNCH: Black Creek founders launch Speed Bay Warehouse Solutions with $250M commitment. Evan Zucker and Jimmy Mulvihill have launched Speed Bay Warehouse Solutions, an investment and operating platform focused on shallow bay properties. At launch, a subsidiary of BDT and MSD Partners committed $250M in strategic capital, alongside $100M from Speed Bay’s founders. To date, Speed Bay has acquired or has under control roughly 2.7M SF across 6 markets, including DFW, Denver, Orlando, Philadelphia, and Phoenix. The Speed Bay leadership team also includes Rob Sistek, Matthew Stephenson, Lainie Papadakis Minick, Michael Moriarty, Jenna Macartney, Howard Pollack, and Carter Bass.

ACQUISITION: Arden Logistics Parks buys Atlanta light industrial portfolio. Arden Logistics Parks (ALP) has acquired a portfolio of light industrial assets concentrated in the Norcross submarket of Atlanta, Georgia. The property features 11 buildings spread across 5 business parks and totaling 659,000 SF. The acquisition brings ALP’s Atlanta MSA holdings to more than 2.3M SF. Charlie McCombs and Reza Javaheri led the ALP deal team in the off-market transaction. The portfolio includes:

DISPOSITION: Newmark sells shallow bay industrial portfolio in SF’s East Bay. Newmark has facilitated the sale of Sierra Trinity, located at 6701 Sierra Court in Dublin, California. The portfolio includes 11 shallow bay industrial buildings. Steve Golubchik, Edmund Najera, Darren Hollak, and Brendan Raney with Newmark represented both the seller and the buyer in the transaction.

DISPOSITION: Sail Holdings buys flex-industrial property in Houston metro area. Sail Holdings has acquired Greenbriar Business Park, located at 13000-13004 Murphy Road in Stafford, Texas. The property features 2 multi-tenant industrial buildings totaling 63,750 SF. Garrett Nerren, Corbin Anderson, and Jake McGlaun led the Sail Holdings deal team. Mason Alsbrooks with Lee & Associates - Houston represented Sail Holdings in the transaction. Austin Dabbs, also with L&A, represented the seller, Rycore Holdings. Ryan Urech and Parker Lund led the Rycore Holdings deal team.

ACQUISITION: CRE Capital Management buys shallow bay property in Atlanta area. CRE Capital Management has acquired 999 Crestmark Boulevard in Lithia Springs, Georgia. The property features 2 buildings totaling 14,400 SF. Abhi Acharya led the CRE Capital Management deal team in the off-market transaction.

LEASE SIGNED: Lucern Capital Partners leases out DC area small bay asset. Lucern Capital Partners has leased out 5806 Kirby Road in Clinton, Maryland. The property features 6,466 SF of industrial space. Frank Forte led the Lucern deal team in the transaction. Goral Khatta with Greenspring Realty represented the tenant, Stone-San Granite and Marble.
