DISPOSITION: Birtcher Anderson & Davis & ABR sell Orlando, FL, area small bay property. Birtcher Anderson & Davis (BA&D) and ABR Capital Partners have sold Aloma Commerce Center I & II, a multi-tenant industrial property located in Oviedo, Florida. The property features 5 buildings totaling 74,736 SF and was acquired in September 2022 as part of a larger portfolio. Evan Hanyak and Jeff Eales led the BA&D deal team. Robyn Hurrell with Colliers facilitated the transaction, while Ryan Griffith with Lee & Associates led the leasing efforts during the ownership period.

ACQUISITION: Longleaf Capital Partners buys industrial park in Spartanburg, SC. Longleaf Capital Partners, in partnership with ICM Asset Management, has acquired 185 Littlejohn Street in Spartanburg, South Carolina. The property features 2 Class B warehouse and distribution buildings totaling 247,341 SF. Scott Cloud and Spencer Patton led the Longleaf and ICM deal teams, respectively. Blake Snyder with Georgia Banking Co. arranged the financing. Adam Padgett and Dillon Swayngim with Colliers advised the seller in the off-market transaction.

DISPOSITION: Clear Height Properties sells shallow bay park in Chicago area. Clear Height Properties and partner ICP FUNDS have sold 2055 Army Trail Road in Addison, Illinois. The property features a 116,627 SF multi-tenant industrial building. The Clear Height deal team included Kevin Bufalino.

FINANCING: Emerald Creek Capital funds $7.56M acquisition loan for shallow bay asset in DC metro area. Emerald Creek has funded an acquisition loan for 4230 Forbes Boulevard in Lanham, Maryland. The property features a 55,786 SF net rentable area multi-tenant industrial building. Christian Galanti and Zvi Waldman with Emerald Creek originated the financing for the transaction.

BKM Capital Partners has formed a strategic partnership with TriPost Capital Partners to support its national expansion in small bay industrial real estate. “TriPost’s commitment strengthens our capacity to expand thoughtfully while continuing to execute our strategy,” said Brian Malliet, Founder, CEO, and Chief Investment Officer at BKM. “[BKM’s] ability to source, operate, and reposition small-bay assets while entering new markets is exemplary,” TriPost Co-Managing Partner Brad Carroll remarked.
