DISPOSITION: NAI James E. Hanson sells shallow bay portfolio in Westchester Co., NY. NAI James E. Hanson has facilitated the sale of a shallow bay portfolio in Mamaroneck, New York. The portfolio features 6 multi-tenant properties totaling 153,430 SF. Jordan Avanzato, Christopher Todd, and William Ericksen represented the seller, The Renatus Group, in the transaction. The buyer was East Capital Partners. The properties in the portfolio are:

ACQUISITION: Hersh Equity Group buys Miami metro small bay park for $6,575,000. Hersh Equity Group has acquired 3273 Lake Worth Road in Palm Springs, Florida. The property features 5 multi-tenant industrial buildings totaling 38,602 SF. Steven Ginsberg, Corey Schwartz, Juda Hersh, and Jake Stauber led the Hersh Equity Group deal team in the off-market transaction.

DISPOSITION: CBRE sells small bay property in Santa Ana, CA, for $2.5M. CBRE’s Investment Properties — Private Capital Partners team has facilitated the sale of 1201-1215 East Warner Avenue in Santa Ana, California. The property features a 14,000 SF multi-tenant industrial building. Anthony DeLorenzo, Bryan Johnson, and Sammy Cemo with Private Capital Partners, as well as CBRE’s David Freitag and Raquel Binswanger, represented the seller in the transaction.

DISPOSITION: JLL sells shallow bay industrial park in Austin, TX. JLL Capital Markets has facilitated the sale of 3903-4005 Warehouse Row in Austin, Texas. The property features 9 buildings totaling 136,746 SF and is currently 80% leased. The JLL deal team included Trent Agnew, Witt Westbrook, Kyle Mueller, Rob Ellwood, and Patrick McCord.

DISPOSITION: The Overton Group sells small bay facility in Charlotte, NC, area. The Overton Group Capital Advisors has facilitated the sale of 159-161 Barley Park Lane in Mooresville, North Carolina. The property features 2 multi-tenant industrial buildings totaling 34,700 SF and is 100% occupied. Jake Viverette led The Overton Group deal team in the transaction.

LEASE SIGNED: Lucern Capital Partners leases small bay in Baltimore/DC area. Lucern Capital Partners has successfully facilitated a lease renewal for 14709 Baltimore Avenue in Laurel, Maryland. Lucern acquired the 60,000 SF asset in December 2024. Frank Forte with Lucern secured a 7-year lease renewal at the market rate with Monro Muffler (doing business as Mr. Tire).
