ACQUISITION: EML buys South Florida small bay facility for $5.325M. EML Realty Partners has acquired 1095 Jupiter Park Drive in Jupiter, Florida. The property is located in the Jupiter Commerce Park and includes a 19,717 SF industrial building. The EML deal team included Eric Levitt and Claudia Duarte. Dan Sefjack and Jack Robson with Business Real Estate Inc. represented the seller in the transaction.

DISPOSITION: R&G sells small bay industrial building in Phoenix, AZ for $2.4M. The Rein & Grossoehme Commercial Real Estate Sheehan | Schumacher Industrial Team has facilitated the sale of 4334 East Magnolia Street in Phoenix, Arizona. The property features a 9,573 SF industrial building on 0.75 acres. The R&G deal team was led by Max Schumacher, Patrick Sheehan, and Jack Hansen.

DISPOSITION: KLNB sells small bay in Washington, DC metro area. KLNB Capital Markets has facilitated the sale of 12300 Carroll Avenue in Rockville, Maryland. The property features a 23,158 SF multi-tenant industrial building. Joe Friedman, Christopher Kubler, Donald Schline, and Liam Leonard with KLNB represented the seller and procured the buyer, Carl M. Freeman Companies.

ACQUISITION: WareSpace acquires multi-tenant warehouse site in SLC, UT. WareSpace has acquired 389-391 Orange Street in Salt Lake City, Utah. The property features a 178,517 SF warehouse that WareSpace will develop into a multi-tenant small-bay industrial facility. The WareSpace deal team included Jeff Jenkins, Joseph Ely, Levi Cohen, and Jeffrey Giese. Jeff Heaton with Newmark facilitated the off-market transaction.

LEASE SIGNED: Lee & Associates leases small bay warehouse in Fort Worth, TX. Lee & Associates Dallas-Fort Worth has facilitated a lease renewal for 20,000 SF of industrial space at 391-399 North Beach Street in Fort Worth, Texas. Phillip Rosenfeld with L&A represented the landlord, Tarrant County Properties. Todd Hubbard with NAI Robert Lynn represented the tenant, National Bolt & Industrial Supply Inc.
READ: Class B warehouses are still in hot demand. “One particular segment of the Class B industrial market that performs exceptionally well is shallow bay industrial properties… ‘You might be surprised to learn that the vacancy rate in this cohort is lower than the overall industrial vacancy rate — approximately 4.5% compared to 7.5%,’ said Trent Agnew, JLL Capital Markets industrial co-lead and senior managing director.”
