ACQUISITION: Sword Industrial buys small bay park in Tulsa, OK, for $20M. MAG Capital Partners platform Sword Industrial Partners has acquired Braniff Park West, located at 10569-10590 East Pine Street in Tulsa, Oklahoma. The property features 2 multi-tenant buildings totaling 261,692 SF on 21.67 AC. Troy Gudgel and Terry Payne with CBRE represented the seller in the transaction. Scott Word led the Sword Industrial deal team.

UPDATE: In our February 26 issue of Small Bay List, we mentioned the sale of 2416-2420 East Oakton Street in Arlington Heights and 1941-2019 Johns Drive in Glenview, Illinois. We now know that the seller was JDI Realty. The JDI Realty deal team included AJ Greenberg and Sam Sherman.

DISPOSITION: Corepoint Real Estate sells small bay asset in Orlando, FL. Corepoint Real Estate has facilitated the sale of 3024 Shader Road in Orlando, Florida. The property features a 31,399 SF industrial building on nearly 2 AC. The buyers were a partnership between K2 Real Estate Capital and Bear Development Holdings. Marc Smouha and Martin Cohen led the Corepoint deal team in the transaction.

ACQUISITION: Doors & Spaces buys small bay facility in West Berlin, NJ. Doors & Spaces Industrial has acquired 432 Kelley Drive in West Berlin, New Jersey. The property features a 16,550 SF industrial building. Brian Whitmer led the Doors & Spaces deal team. Jonathan Klear with NAI Mertz represented both the buyer and the seller in the transaction.

ACQUISITION: Seagis Property Group buys small bay asset in Miami area. Seagis Property Group has acquired 8269 Northwest 54th Street in Doral, Florida. The property features a 26,000 SF industrial building. The Seagis deal team included Bradlee Lord.

DEVELOPMENT: Hazel Street Industrial develops small bay site in Jacksonville. Hazel Street Industrial has begun site-clearing at 9770 Pritchard Road in Jacksonville. The company plans to build 2 multi-tenant industrial buildings totaling 157,680 SF on the 14.95 AC site. Hazel Street recently completed another small bay industrial building in Jacksonville totaling 101,138 SF. Hazel Street expects to finish the Pritchard project in the 1st quarter of 2027. James Ryan leads the Hazel Street development team. Kyle Fisher with CBRE will market the property for lease.
