JOINT VENTURE: Portal Warehousing and GCM Grosvenor form partnership to develop micro-bay suites. Portal Warehousing and GCM Grosvenor have launched a micro-bay industrial platform that will focus on acquiring industrial properties that can be repositioned as warehouse suites under 5,000 SF. “There is a clear and persistent gap in the industrial market for high-quality, small-format space, and Portal has built a platform designed to address that need,” said GCM Grosvenor’s Executive Director, Danielle Even. “This partnership validates that micro-bay industrial is a distinct, institutionally investible asset class within industrial real estate,” said Alex Morrison, Portal CEO.

ACQUISITION: Foxfield buys site for shallow bay redevelopment in Atlanta MSA. Foxfield has acquired 2975 Northwoods Parkway in Peachtree Corners, Georgia. The property features a 15 AC infill site that Foxfield plans to redevelop into a Class A+ shallow bay industrial facility with 2 buildings totaling 217,720 SF. The Foxfield deal team included Jeff Theobald.

DISPOSITION: Marcus & Millichap sells Leominster, MA, industrial asset for $4M. Marcus & Millichap has facilitated the sale of 44 Mead Street in Leominster, Massachusetts. The property features a 62,259 SF industrial building on 4.1 AC. Harrison Klein with Marcus & Millichap represented the seller in the transaction. Nate Nickerson with Fieldstone Commercial Properties Inc. represented the buyer, Matthew Blackham of The Lexvest Group LLC.

LEASE SIGNED: BCCRE leases microbay space in Bay Area. Bishop Clancy Commercial Real Estate (BCCRE) has facilitated the leasing of 833 Mahler Road in Burlingame, California. The property features a 1,400 SF warehouse space. Jacob Sanchez with BCCRE represented the tenant in the transaction.
