ACQUISITION: Strata and Unilev buy small bay industrial portfolio in High Point, NC. A partnership between Unilev Capital and Strata Industrial Partners, an affiliate of Palladius Capital Management formerly known as Mandalay Industrial, has acquired Enterprise Industrial Park, located along Habersham Road in High Point, North Carolina. The portfolio features 13 small bay industrial buildings totaling 223,776 SF. Ian Konowitch, Peter Berges, and Raymond Levy led the Unilev deal team, while Nitin Chexal led the Strata deal team. Nolan Ashton and Tommy Whitmore with Colliers facilitated the transaction. Jeff Sause, Chad Morgan, and Danny Ryan with JLL arranged the financing.

DISPOSITION: Gramercy Investment Group and Clear Bay Investments sell FL small bay. Gramercy Investment Group, in partnership with Clear Bay Investments, has sold 1620 51st Street in Gulfport, Florida. The property features an 11,000 SF small bay industrial asset. Avidan Baum led the Gramercy deal team, while the Clear Bay team was led by Charles Kennedy. James Defusto with Marcus & Millichap facilitated the transaction.

ACQUISITION: SK Investment Group buys shallow bay asset in Atlanta metro. SK Investment Group, the investment division of SK Commercial Realty, has acquired 3430 Novis Pointe Northwest in Acworth, Georgia. The property features an 18,180 SF shallow bay building. Chris Moffett led the SK Investment Group deal team.

DISPOSITION: Toggle Space sells flex-industrial asset in Des Moines, IA. Toggle Space has facilitated the sale of 4325 East 50th Street in Des Moines, Iowa. The property features a 20,000 SF industrial asset. Jeremy Spillman, Kyle Freeman, and Josh Hanson with Toggle Space represented the seller in the transaction.

FINANCING: Axiom Capital arranges $130M acquisition loan for DC-area industrial portfolio. Axiom Capital has structured and arranged a permanent loan for the acquisition of a 54-building portfolio of industrial assets in Maryland and Northern Virginia. The portfolio features roughly 1,305,295 SF of small bay industrial, flex, office, and retail/self-storage buildings.
