DISPOSITION: Corepoint sells flex industrial space in Totowa, NJ for $9.35M. Corepoint has facilitated the sale of 601 Union Boulevard in Totowa, New Jersey. The property features a 69,200 SF industrial building. The buyer was Snowball Development. Marc Smouha with Corepoint represented the seller, Mynt Properties, in the sale.

DISPOSITION: Colliers sells Tampa, FL area small bay industrial park. Colliers has facilitated the sale of Heritage Business Center, located at 2295-2345 Commerce Point Drive in Lakeland, Florida. The property features several multi-tenant buildings totaling 137,500 SF. The seller was Albany Road Real Estate Partners, led by Luke Colbert. The Colliers deal team included Ryan Vaught, Jimmy Ullrich, Robyn Hurrell, Michael Macchia, Nathan Lynch, and Mike Sogluizzo.

DISPOSITION: Central Commercial Group sells SoCal small bay park for $7.2M. Central Commercial Group has facilitated the sale of 1310 Industrial Avenue in Escondido, California. The property features 16 small bay industrial units totaling 36,450 SF. Hank Niezen and Steve Nelson with Central Commercial represented the seller in the transaction. Rusty Williams and Chris Roth with Lee & Associates represented the buyer, Focus Real Estate. The Focus deal team was led by Jack Kappe and Michael Ortwein.
DISPOSITION: Foundry sells land for small bay park in Raleigh, NC area. Foundry Commercial has facilitated the sale of 30 acres of land along the NC-55 corridor in Fuquay-Varina, North Carolina. The buyer, Stotan Industrial, intends to develop 3 multi-tenant small bay industrial buildings totaling 487,200 SF. According to Stotan, the project will be delivered in Q2 of 2026. Jim Allaire, Sarah Godwin, and Karl Hudson IV with Foundry represented the seller in the transaction.

LEASE SIGNED: Lee & Associates leases shallow bay facility in Inland Empire. Lee & Associates has facilitated the leasing of 9105 Milliken Avenue in Rancho Cucamonga, California. The property features a 26,655 SF industrial building. Justin Smith, Grant La Bounty, and Chris Vassilian with Lee & Associates represented the landlord in the transaction. Masih Waliyar with CBRE represented the tenant.

LEASE SIGNED: Lucern Capital Partners leases out small bay in DC metro area. Lucern Capital Partners has leased out 5,625 SF of small bay industrial space at 14709 Baltimore Avenue in Laurel, Maryland. The property is now 100% leased. Frank Forte led the Lucern Capital Partners deal team. Aaron Carroll and Chris Kubler with KLNB represented Lucern in the transaction. Sam Haas with JLL represented the tenant, No Swirls Garage.
