ACQUISITION: Harbor Assoc./Farallon JV buys Los Angeles area small bay campus for $81M. A joint venture (JV) between Harbor Associates and Farallon Capital Management has acquired Yorba Linda Commerce Center, located at 3910 Prospect Avenue in Yorba Linda, California. The property features 10 single- and multi-tenant buildings with 83 units totaling 280,000 SF. Gary Martinez with Ashwill Associates represented the seller in the off-market transaction. Shaun Moothart, Bob Ybarra, and Andrew Post with CBRE secured a $56M loan on behalf of Harbor from QuadReal Property Group. Brandon Bachner led the QuadReal deal team.

ACQUISITION: JLL brokers sale of small bay portfolio in Denver metro area. JLL has facilitated the sale of Park Industrial Center, located at 5690, 5700, 5710, and 6125 East 56th Avenue and 5750, 5800, 5900, 6000, 6050, 6100, 6300, 6340, and 6360 East 58th Avenue in Commerce City, Colorado. The portfolio features 13 small bay industrial buildings totaling 466,270 SF. Robert Key, Peter Merrion, and Hannah Pennington with JLL represented the buyer in the off-market transaction.

ACQUISITION: SARA Investment Real Estate buys small bay asset in Milwaukee metro. SARA Investment Real Estate has acquired 2375 Stonebridge Circle in West Ben, Wisconsin. The property features a 2-tenant building totaling 90,000 SF. Matt Jahnke, Mason Sponem, and Luke Hepp led the SARA deal team.

DISPOSITION: Lee & Associates sells small bay 2-pack in Gainesville, FL. Lee & Associates has facilitated the sale of 130 and 250 Southeast 10th Avenue in Gainesville, Florida. The property features 2 small bay warehouses totaling 19,053 SF on 1.3 AC. Jon Thomas and Dan Drotos with Lee & Associates represented the seller in the transaction.

LEASES SIGNED: CBRE fully leases up shallow bay project in Phoenix metro. CBRE has 100% leased up 2836 North Greenfield Road in Mesa, Arizona, within 12 months of the project’s delivery. The property features 8 suites totaling 78,449 SF on 5.66 AC. Mike Parker led the CBRE deal team.
