ACQUISITION: CRE Capital Management buys Atlanta portfolio for $8M. CRE Capital Management has acquired 1000 McGinnis Park Court, 1009 Industrial Court, 1048 Industrial Court, and 3620 Burnette Park Drive in Suwanee, Georgia. The 4-building portfolio totals 55,500 SF. Abhi Acharya led the CRE Capital Management deal team. Conner Dickinson with Wilson, Hull & Neal facilitated the transaction.

DISPOSITION: Marcus & Millichap sells small bay in Jonesboro, AR for $5.3M. Marcus & Millichap has facilitated the sale of 2800 Fair Park Boulevard in Jonesboro, Arkansas. The property features a 26,000 SF industrial building on 6.4 acres and is currently leased to SRS Distribution. Giancarlo Mata with Marcus & Millichap represented the seller, Jonesboro Cycle and ATV, in the transaction. Steve Greer served as the broker of record.

ACQUISITION: Colliers brokers sale of small bay facility in Denver, NC. Colliers has facilitated the sale of 5841 and 5851 Balsom Ridge Road in Denver, North Carolina. The property features 2 fully-leased industrial buildings totaling 29,000 SF on 4.59 acres. Gregory Gosselin and John Ellis with Colliers represented the buyer, Mandolin Partners. The Mandolin Partners deal team included Scott Wilson, Sunil Devarakonda, and Andi Peretsman.

LEASE SIGNED: Newmark leases small bay facility in Los Angeles. Newmark has facilitated the leasing of 21101 Osborne Street in Canoga Park, California. The property features a 17,081 SF industrial building. Jeff Abraham, John DeGrinis, Patrick DuRoss, Javier Galvan, and Kate Borden with Newmark represented the landlord, Turnbridge Equities, in the transaction. The Turnbridge deal team was led by Jack Hechinger.

LEASE SIGNED: Obsidian leases small bay space in Minneapolis metro area. Obsidian Group leased 2 small bay units at Maple Grove Business Center within 1 week of acquiring the property. Located at 10803 93rd Avenue North and 10650 County Road 81 in Maple Grove, Minnesota, the small bay park totals roughly 100,000 SF. The newly-executed leases are for 1,712 SF and 2,040. The Obsidian Group deal team included Ethan Finger, Sam Carter, and Jessica Houlihan.

LAUNCH: New firm launched to focus on small bay and IOS assets. Thomas W. Roberts has launched WREN Capital LLC, a company focused on building and managing a portfolio of small bay and industrial outdoor storage (IOS) properties in Phoenix and other Southwest markets. “WREN targets well-located, single-tenant net-leased properties with stable cash flow and the opportunity for asset appreciation,” Thomas says. “Through portfolio aggregation, we believe additional value can be created over the long term.” In addition to Thomas, the WREN team includes Jeff Roberts, Reed Williams, and Michael Roberts.
