NEWS ROUNDUP

ACQUISITION: Alta Peak Capital, Cedar Square buy shallow bay park in Charlotte, NC, for $12.7M. Alta Peak Capital (APC) and Cedar Square have acquired Pressley Park, located at 635, 645, and 655 Pressley Road in Charlotte, North Carolina. The property features 3 multi-tenant industrial buildings totaling 120,492 SF. Harris Ralston led the APC deal team, while the Cedar Square deal team included Jack Spencer. The seller was Exit Fourteen Associates. Chris Loyd and Tom Tropeano with Avison Young represented the buyers in the off-market transaction.

DISPOSITION: Marcus & Millichap sells small bay property in Tampa area. Marcus & Millichap has facilitated the sale of 18804 Titus Road in Hudson, Florida. The property totals 16,494 SF. James Defusto led the Marcus & Millichap deal team.

LEASES SIGNED: Colliers leases small bay spaces in DC metro area. The Colliers I-81/Northern VA Industrial Team facilitated 5 small bay industrial leases across Northern Virginia and in Montgomery County, Maryland, in Q1. The Colliers deal team included Benjamin Luke, Clay Ellis, and Jay Budin. The properties were:

21530 Blackwood Court in Sterling, Virginia — 12,900 SF, landlord rep
21050 Ashburn Crossing Drive in Ashburn, Virginia — 8,520 SF, tenant rep

LEASE SIGNED: SVN Chicago Industrial leases Chicago-area small bay unit. SVN Chicago Industrial has facilitated the leasing of 28144 West Industrial Avenue, Unit 112, in Lake Barrington, Illinois. The uni features 2,000 SF of industrial space. John Joyce and Margaret Ames led the SVN deal team.

DEVELOPMENT: Titan Development breaks ground on Denver-area shallow bay property. Titan Development has broken ground on a 2-building shallow bay project located near Compark Boulevard and Chambers Road in Parker, Colorado. The project, Compark470, will total about 133,133 SF with suites ranging from 14,500-72,264 SF. The Titan team includes Joe Iannacone. Peter Beugg and Dominic DiOrio with Stream Realty Partners will lead the leasing efforts for the project.

FINANCING: Northmarq arranges $12.5M refi for Tampa small bay assets. Northarq’s Tampa Debt + Equity team has arranged a refinancing for Buildings D, E, and F at Madison Business Park in Tampa, Florida. The 3 buildings total 111,660 SF. Northmarq arranged the 10-year permanent-fixed financing on behalf of the borrower through a life insurance company. Tommy Ware led the Northmarq deal team.
