ACQUISITION: BKM and Terracore buy small bay portfolio in Phoenix for $81.5M. In a partnership with Terracore Capital, BKM Capital Partners has reacquired a portfolio of 3 light industrial assets in the Phoenix area totaling 413,000 SF. The BKM deal team included Brett Turner, Adam Candler, Vy Pham, Michael Grossner, Brent Bjorndahl, Chase Hall, Danielle Ramos, and David Jensen. The Terracore deal team included Daniel Grunberg and Gian Marco Di Carlo. The properties are:
Black Canyon Business Park — 2331 West Royal Palm Road in Phoenix
Metro Industrial Center — 10801 North 24th Avenue and 2323-2329 Mescal Street in Phoenix
Twins Business Park — 1430-1454 West 12th Place in Tempe

ACQUISITION: Buligo buys 3-property small bay portfolio in Winchester, VA. Buligo Capital has acquired a portfolio consisting of 200, 202, 204, 206, and 208 Lenoir Drive; 255, 257, and 259 Tyson Drive; and 210, 212, and 214 Fort Collier Road in Winchester, Virginia. Combined, the 3 small bay industrial parks total 364,414 SF. Ran Preis and Henry Cornell led the Buligo deal team. David Warren and Yechiel Dinowitz with Kassin Sabbagh Realty facilitated the off-market transaction. Grant Street Funding provided financing for the deal.

ACQUISITION: Stream brokers $4.535M sale of small bay facility in Charlotte, NC. Stream Realty Partners has facilitated the sale of 510 Eagleton Downs Drive in Charlotte, North Carolina. The property features a new-construction small bay facility totaling 22,500 SF and sold for a record submarket price of $202/SF. Alex Olofson with Stream Realty Partners represented the buyer in the transaction.

ACQUISITION: North Park buys small bay facility in Melbourne, FL for $3.525M. North Park Ventures has acquired 4200-4220 Dow Road in Melbourne, Florida. The property features 5 bays totaling 28,828 SF. Frank Turk, Robert Sekula, and Gediminas Bulota led the North Park deal team. Pablo Vignolo, Jose Montero, and Raul Pino with The Hype Real Estate Group facilitated the transaction.

LEASE SIGNED: NAI Mertz leases small bay industrial space in Cherry Hill, NJ. NAI Mertz has facilitated the leasing of 1,200 SF of warehouse and office space at 600 Deer Road in Cherry Hill, New Jersey. Sandro Randazzo with NAI Mertz represented the landlord in the transaction and leased the unit within one month.
