ACQUISITION: Decker Capital buys small bay park in Jacksonville, FL for $14M. Decker Capital has acquired 1025 Blanding Boulevard in South Jacksonville, Florida. The property features 103,500 SF of industrial space currently leased to 40 tenants. The transaction marks Decker Capital’s 5th small bay acquisition this year, with 750,000 SF added to the portfolio in 2025 alone. The Decker Capital deal team included Shane Decker and Peleg Amzalag.

DISPOSITION: CBRE sells small bay asset in West Sacramento, CA for $9.1M. CBRE has facilitated the sale of 3920 West Capitol Avenue in West Sacramento, California. The property features a multi-tenant small bay industrial facility totaling 53,386 SF. The buyer was Stegner San Bruno LLC, and the seller was Buzz Oates. The Buzz Oates deal team included Jason Law. Matt Post, Anthony DeLorenzo, Sammy Cemo, Matt Susac, Todd Sanfilippo, and Tyler Howell with CBRE represented Buzz Oates in the transaction.

ACQUISITION: Collektion buys small bay park in Daytona Beach, FL for $5.45M. Collektion Capital has acquired 1440 North Nova Road in Daytona Beach, Florida. The property features 3 multi-tenant industrial buildings totaling 45,600 SF. Dale Hersowitz and Shalini Hersowitz led the Collektion Capital deal team.

DISPOSITION: Corepoint RE sells small bay warehouse in Greensboro, NC. Corepoint Real Estate has facilitated the sale of 7209 Cessna Drive in Greensboro, North Carolina. The property features a 10,000 SF warehouse. The buyer was Alluvion Partners, led by Dean Taylor. Marc Smouha and David Salameh with Corepoint RE brokered the off-market transaction.

ACQUISITION: CenterSquare buys small bay industrial park in Orlando, FL. CenterSquare Investment Management has acquired 33rd Street Industrial Park, a 65,185 SF portfolio located at 3712-3728 Vineland Road and 3506 St. Valentine Way in Orlando, Florida. The purchase marks CenterSquare’s 2nd service industrial acquisition in the Orlando area and brings the company’s total service industrial portfolio to more than 1.7 MSF. Brian Stutz led the CenterSquare deal team. Joe Rossi with Colliers represented the seller, Helanco Properties, in the transaction.

LEASE SIGNED: Bussel Realty leases small bay space in South Plainfield, NJ. Bussel Realty Corp. (BRC) has facilitated the leasing of Suites 8 and 11 at 100 Ryan Street in South Plainfield, New Jersey. The 2 suites total 3,000 SF. Steve Jaynes and Nalini Rebecca Abraham with BRC represented the tenant in the transaction. Steve Bussel, president of BRC, represented the landlord, Ryan 100 Holdings.
