ACQUISITION: Boundary buys 7 building small bay portfolio in Northern VA. Boundary Companies has acquired a portfolio of 7 small bay industrial buildings in Manassas, Virginia. The portfolio is currently 97% occupied with 32 tenants. The Boundary deal team included John Wilkinson, Alex Caffrey, Ryan Fowler, and Luke Whalen. Jamie Leachman, Evan Parker, and Jeff Klein with JLL facilitated the transaction. Nat Scarmazzi and Nick Delpra of TriState Capital Bank also assisted in the deal. Andrew Hassett and Caulley Deringer with Stream Realty Partners are marketing the properties for lease. They include:

• 9654 Center Point Lane in Manassas, Virginia — 2 buildings

• 10381 Central Park Drive in Manassas, Virginia — 1 building plus outdoor storage

• 10426 Central Park Drive in Manassas, Virginia — 3 buildings

• 7951 Gainsford Court in Bristow, Virginia — 1 building

ACQUISITION: Parallel buys small bay project in San Diego, CA. Parallel Capital Partners has acquired 5965 and 5975 Santa Fe Street in San Diego, California. The project features 2 small bay industrial buildings totaling roughly 78,000 SF. The seller, San Diego Association of Governments (SANDAG) was represented by a CBRE team that included Hunter Rowe, Matthew Carlson, Camille Doan, Barbara Perrier, Michael Longo, and Eric Cox. Parallel is led by Matt Root, Jim Ingebritsen, and Jim Reynolds.

DISPOSITION: R&G sells small bay facility in Phoenix, AZ for $6.1M. The Sheehan | Schumacher Industrial Team of Rein & Grossoehme has brokered the sale of 4107 East Winslow Avenue in Phoenix, Arizona. The property features a 20,401 SF building on 1.89 acres. The R&G deal team of Max Schumacher, Patrick Sheehan, and Jack Hansen represented the seller in the transaction.

ACQUISITION: COFE Properties buys 2 property portfolio in Atlanta MSA. COFE Properties has acquired 2 small bay industrial parks located in the Atlanta metro area. A JLL deal team that included Dennis Mitchell, Matt Wirth, Britton Burdette, and Jim Freeman represented the seller, CapRidge Partners. Trey Weghorst and Andy Head with Apex Industrial RE Advisors represented COFE and are now marketing the properties for lease. The properties are:

• Cobblestone Business Park — 97,859 SF located at 100 & 110 Londonderry Court in Woodstock, Georgia

• Whittier Mill Business Park — 81,409 SF located at 2124, 2130, 2132, 2134 & 2140 James Jackson Parkway Northwest in Atlanta, Georgia

LEASE SIGNED: BRC leases 4,000 SF of small bay space in Roselle, NJ. Bussel Realty Corp. (BRC) has facilitated the lease of 4,000 SF at 169 East Highland Parkway in Roselle, New Jersey. Steve Jaynes with BRC represented both the landlord, MM NJ Realty LLC, and the tenant, P&I Global Tire.
